Job Description:

Job Summary:

We are seeking a skilled and detail-oriented Project Developer, Planner & Estimator to join our team. This position will be responsible for accurately estimating the costs of construction projects and ensuring that they align with client budgets. Your expertise in project management, negotiation, and construction estimating will be crucial in successfully completing projects on time and within budget.

Responsibilities:

Developer:
  • Ability to assess projects from a conceptual standpoint.
  • Ability to discuss potential projects with possible clients.
  • Ability to screen clients and projects for viability.
  • Ability to use SF data to budget projects at a high level.
  • Ability to craft pre-con proposals for clients to react to, this gets us formally hired for pre-con work once a project has been screened for viability.
  • Develop and Maintain relationships with architects, consultants, subcontractors and vendors.

Planner:
  • Ability to help guide projects through the pre-construction process efficiently.
  • Ability to lead teams of owner, engineers, architects, sub-contracts through the phases of pre-construction.
  • Ability to communicate with zoning administrators, town planners and other state officials while the project is going through pre-development.
  • Ability to produce and provide pre-con team, accurate preliminary construction schedules and advise on critical path items that may require further review for overall success of the project.
  • Ability to provide informative constructability reviews to consultants from conceptual design thru construction documents.

Estimating:
  • Willingness to learn estimating software with AI capabilities.
  • Ability to read plans and specifications.
  • A high level of organization and self-motivation
  • Ability to perform quantitative take-off and check take offs produces by estimating software.
  • Develop Appropriate bidders list based on project needs and current market conditions.
  • Provide cost control revision, value engineering and scope reduction options as need to meet Owners Budget.
