Job Description:

We are looking for a highly motivated, analytical, problem solving, customer centric individual who will focus on advising and consulting with our centers within a region. The individual will work with a group of financial professionals to advise and consult with center management on budgeting, forecasting, decision support, collections, and other financial analyses.


 


SCOPE AND RESPONSIBILITIES:


Provide financial and analytical advice and consultation to a group of GM's in a given region.
o Lead any financial analyses related to the region.  Provide an analytical framework for decisions on capital spending, center initiatives, and vendor management. This will also include specialty, offices, and partnership marketing, etc.
o Develop independent recommendations to provide GMs with critical data to make informed business decisions.


 


Creation of the centers' annual budgets and periodic forecasts.
o Create and present preliminary budget/forecast proposals to GMs and Regional Finance Director.
o Understand and review center / regional Financial Statements. 
o Monitor actual costs and look for opportunities to reduce spending on non-critical items.
o Understand and articulate budget/forecast variances and advise center management on opportunities or corrective actions.
o Ensure adequacy of financial controls and safeguard company assets.


 


Coordinate with SSC process owners in helping facilitate and resolve issues in the field with issues related to collections, billings, and payments.
o Serve as an escalation point by interacting with tenants in resolving disputes.
o Apply negotiation skills to evaluate tenants' ability and willingness to make timely payments.
o Recommend creative approaches to deal with non-payment issues.


 


Interact with the Center of Excellence managers and process owners in ensuring processes are efficient and effective.
o Identify and implement process improvements and maintain process maps for regional processes.
o Lead the finance/accounting portion of the CSA audit process for each center in the region.


 


Prepare detailed analytics for special projects and help streamline processes related to parking, JV's, Taxes, etc., including:
o Perform regular co-tenancy analysis and advise GM on possible financial implications.
o Lead financial review of tenant requests for Promotional Allowances.
o Analyze tenant financial statements to determine if results warrant consideration for promotional allowance.
o Build consensus with Leasing and Center Management on the business case for promotional allowances considering more than just financial implications (e.g. co-tenancy exposure, center demographics, market positioning).
o Present recommendations to GMs and/or real estate committee.


 


Prepare monthly center accrual submission based on a thorough knowledge of business developments, spending patterns, and center financial statements.


 


Research and resolve CAM / Tax issues and questions working in conjunction with ABS CAM / Tax Center of Excellence.
o Research and interpret lease provisions and respond to tenant inquiries.
o Develop and provide tenants with analyses to support CAM/Tax charges.

EXPERIENCE REQUIRED
The individual should possess the following:


- Financial acumen, with a strong focus on customer service
- 3 to 5 years experience in Accounting and Finance (experience in real estate a plus)
- Experience with integrated IT systems such as JD Edwards, Oracle, or SAP, a plus

- 10 to 15% travel may be required to assigned centers


 


EDUCATION
- B.S. degree in Accounting or Finance, required
- Relevant industry /functional experience
