Provides leadership and management of special projects and continuous business improvement initiatives that support UL's real estate and business strategy.
The ideal candidate will utilize Project Management, Change Management and Business Process Management disciplines in the successful, on-time and on-budget delivery of initiatives. The position is accountable to ensure that appropriate constituencies are represented; necessary resources are identified and provided; timelines are adhered to; and objectives are achieved. When required, the position will evaluate the proposed project and quantify its projected impact on the business and build a business case around it. The Director of Special Projects will also be responsible for the ongoing progress and monitoring of these initiatives.

Responsibilities

  • Manage the Design, Enrollment, Deployment and Governance of the New Initiatives The role is responsible for taking raw ideas, scenarios or hypotheses and shaping them into detailed plans that can be executed effectively. In addition, this role is responsible for identifying others from across the company who must participate in the initiatives.
    • Conduct research on various strategic initiatives, create and present business plans and overall strategy for all initiatives.
    • Identify and overcome barriers to successful completion.
    • Lead cross functional teams on operations planning, data management and milestone tracking for the implementation of strategic initiatives.
    • Coordinate communication and ensure it is streamlined with the cross functional teams, stakeholders and Senior Management team as it relates to all projects and initiatives.
    • Document processes, standardize as appropriate and create detailed process documents
    • Build effective partnerships with internal and external customers
    • Build financial cases around projects, determine ROI and establish other metrics to evaluate a project
  • Initial Areas of Focus:
  • Over the next 24 months, the UL Real Estate team will be undertaking a number of large transformational activities that will require much greater capacity and leadership.
  • Partner with the Real Estate leadership team, business units and divisions on the assessment, design, and implementation of Global Real Estate Operating model. This effort will help us optimize existing real estate processes including site selection, project management, vendor management, and a consistent global engagement model with our divisional partners to better align our services to meet requirements and ensure that we have the right resources available.
  • Project manage the implementation of new lease accounting processes, including designing ongoing activities and information flows, spanning across both the real estate team and the accounting team.
  • Provide project management support for UL's Melville campus master planning, including all phases of engagement, design, implementation and change management/communication.
  • Ongoing governance: The Director of Special Projects will be responsible for the ongoing performance of the special initiatives until such a point where it has been embedded into regular business processes and can be handed off to other members of the team.


Qualifications

Education & Experience :
  • University Degree (equivalent to a U.S. Bachelor's degree in real estate, finance, construction or related field). Advanced degree a plus.
  • 8-10 years of corporate/commercial real estate experience with diversified corporate portfolio(s) performing transaction/project/program management.
  • Minimum 5 years full-scope project management experience.
  • Extensive knowledge of principles, policies and practices relating to real estate transactions.
  • Knowledge of contract law, commercial real estate, corporate real estate leasing and tenant construction.
  • Commercial/industrial real estate negotiation experience (leases, amendments, contracts, etc.).
  • Solid track record of reducing company expenses and managing corporate real estate projects.
  • Demonstrated experience in market reviews, site acquisition and disposition.
