The Portfolio Analytics team within Portfolio Management Team is responsible for the reporting of investment product (fund) which includes but is not limited to: reporting of performance, produce fund statistics and fund analytics, forward looking projections and liquidity scenarios, coordination of marketing activities and materials for the fund and provide strategic support to Portfolio Management Team.

Position Summary:

The Associate, Portfolio Analytics will be part of a team responsible for supporting the portfolio reporting and analytics needs of our core flagship investment fund. This individual will work closely with the portfolio management team and will be responsible for portfolio level reporting and portfolio/investment forecasting associated with the portfolio's transaction activity, marketing and client requirements. This individual will be expected to understand the structures of new and existing investments and their impact on the current portfolio's liquidity, leverage/financing and risk status and will have regular contact with asset management relating to the underlying investments of the fund. This position also involves direct interaction with multiple internal partners, like fund operations/accounting, client services, marketing services, tax, transactions, research, business development, and valuations.

Duties & Responsibilities:


  • Compilation and preparation of quarterly client and external marketing materials: Flash Report; Portfolio Quarterly/Annual Report; Client Presentations; Talking Points for Portfolio and Marketing Teams; Advisory Council material; Portfolio Risk Reviews; Responses to marketing requests about fund’s strategy (as needed)

  • Preparation and timely delivery of quarterly fund analytics and reporting: Portfolio & property level returns (levered and unlevered) and drivers, Valuation drivers; Portfolio and property debt detail; Transactions

  • Work closely with portfolio management to determine appropriate messaging to investors

  • Responsible for providing portfolio managers with strategically ad-hoc analysis necessary to manage the fund

  • Review and monitor investment and fund schedules prepared by Operations and/or other third-party service providers

  • Prepare liquidity and sensitivity analysis bases on capital flows, transactions and other assumptions.

  • Responsible for fund-level projections regarding returns, liquidity, risk profile, diversification, leverage, revenue, fees and REIT-specific criteria

  • Review and sign-off on Management Fee Calculations


  • Oversight for the preparation of the Portfolio Suitability analysis on all new investments (distributed at Investment Committee meetings)

     


  • Oversight financial and tax reporting working closely with Tax, PWC, portfolio management and fund accounting

     


  • Analysis of NCREIF-NPI, ODCE and MSCI-IPD performance data

     


  • Bachelor's degree in Finance, Accounting, Economics or related field required.  Master’s in business administration and/or Real Estate strongly preferred.

  • 3 - 5 years’ experience in a finance or accounting role; prior experience in fund reporting a plus; at least 2-3 years’ experience in the real estate investment industry preferred

  • Understanding of basic real estate and finance terms and concepts

  • Strong quantitative skills and demonstrated analytical ability

  • Demonstrated ability to meet competing deadlines in a fast-paced environment and work well under time constraints

  • Demonstrated skills in working effectively in teams at a high level of collaboration

  • Strong organizational, interpersonal and communication skills and the ability to convey complex data in an easy, concise and simple manner

  • Self-starter and intellectually curious

  • Computer proficiency with a strong working knowledge of the suite of Microsoft Office applications

  • Proficient in Excel, including pivot tables and advanced modeling capabilities

  • REIT/Tax knowledge is a plus
