JOB OBJECTIVE:                                                              

Position contributes to the completion of overall finance, and corporate controllership functions with focus on managing Capital and Real Estate Accounting, including reviewing of small capital expenditure requests, verification of the capitalization of fixed assets, accounting for owned real estate portfolio, real and personal property taxes, management reporting, and financial analysis.  Position is also responsible for the accuracy and timeliness of all accounting transactions required to complete the monthly general ledger closing. 

RESPONSIBILITIES:


  • Mentor, coach and train associates within the Capital and Real Estate Accounting team on various processes.

  • Maintain all monthly accounting activities directly related to rent charges to all locations, which encompass recording rent and rent adjustment journal entries, preparing monthly analysis on rent expenses, performing variance analysis, ensuring completeness of rent expenses using the monthly Sales vs. Rent Comparison, managing and calculating the internal rent for shared facilities and owned facilities.

  • Maintain the restructuring reserve account, partner with Field Finance to ensure the reserve is recorded properly, review the infrastructure related assets to ensure properly retired and prepare the recording of the true-up entries. 

  • Review of the Asset Management transactions and cap sheets.

  • Review and submit monthly rent upload and weekly variable expense rent uploads to Accounts Payable for payment.

  • Assist with review of various Capital and Real Estate balance sheet account analysis.

  • Review and approve monthly real estate and personal property monthly accruals, balance sheet analysis and payment uploads.

  • Perform month-end general ledger closing and year end general ledger closing procedures, which includes the processing and posting of journal entries and meeting stringent monthly deadlines.

  • Perform consolidated review of income statement accounts to ensure proper coding of expenses and to track expenses by categories with comparisons to prior years.

  • Prepare annual budget files with rent related data for leased, owned, and shared facilities.

  • Support data requests for Corporate and external audits.

  • Develop strong business partnerships with facilities, external tax vendors, various field finance directors, finance business partners, branch operations, facilities operations managers, and finance managers.


KNOWLEDGE, SKILLS AND QUALIFICATIONS:


  • Minimum of 3-6 years Finance/Accounting experience in the following areas:

    • Real estate lease accounting

    • Fixed asset accounting

    • Real estate and personal property taxes

    • Monthly General Ledger closing

    • Income Statement review and operating statement reviews including fluctuation commentaries

    • Balance Sheet account analysis including but not limited to lease deposits, common area maintenance accruals, provisions, etc.

    • Rent payments

    • Monthly and recurring journal entries

    • Year-end audits

    • Budgets – Owned and Leased Building related expenses



  • Bachelor’s Degree in Accounting, Finance, or Business Administration is preferred.

  • Systems savvy and experience with a large ERP system ideally with Oracle or PeopleSoft.

  • Proficient with Microsoft Excel, and experience working with and analyzing large amounts of data.

  • Ability to identify and implement process improvements.

  • Strong communication (oral and written) and relationship building skills.

  • Analytical, proactive team player with a collaborative and flexible style.

  • Organized with outstanding attention to detail and accuracy, and with a passion for numbers and their practical accounting application.

  • Individual with keen understanding of business processes who is able to meet rigorous monthly closing and assigned deadlines for all functions.
