Job Description:

The Operating Analyst assists with value creation at his/her Operating Manager’s (OM) assets. This person supports the value creation process and works with the asset team (consisting of members from other divisions/departments) to complete the 5-Year Business Plan (5YBP) and fulfill the current year plan for the assets. The Operating Analyst is in charge of daily operating management tasks and will act as an apprentice to the Operating Manager.  The Operating Analyst is business oriented with strong focus on numbers and problem solving in a complex environment.

Responsibilities for the role: 


  • Net Rental Income and property value growth

  • Support establishment and delivery of 5-year business plan organizing contributions of all internal departments

  • Carry out analysis and help deliver the ERV project (value and merchandising of tenant spaces), validation of operational assumptions on valuations and quarterly reporting from other sources

  • Evaluate priorities from a NRI/cash flow perspective towards the leasing targets –perform arbitrages/tradeoff judgments related to merchandising

  • Prepare analysis of all operating expenses and capital expenditures, support cost saving measures while allowing for a high-quality customer experience 


  • Project delivery

  • Assist the Operating Manager by preparing analysis in support of leasing and shopping center management, marketing, development, and finance in order to deliver the 5YBP, while supporting asset team members to succeed in achieving the portfolio’s target

  • Manage deadlines, reporting and review processes for the asset team members and the OM function in order to achieve regional and corporate deadlines

  • Participate in project meetings, presentations and asset team updates

  • Review deal structure and offer KPI and rent analysis for substantial investment or complicated elements

  • Participate in improving processes/tools/ “ways of working”, driving efficiency across the business

  • Perform preliminary analysis of special projects such as solar, co-working and alternative uses

  • Daily Operations tasks: contracting, OCR analysis, minutes, preparation of presentations, etc.

    • Ability to prepare a synthetic Business Model/Investment proposal

    • Ability to assess associated risks and apply investment criteria with judgment and prepare a recommendation

    • Understanding of impact of any operational decision on asset profit and loss account
