Manage programs in accordance with all agreed policies, procedures and contract scope. Manage service providers to perform work on mechanical, electrical, plumbing, carpentry, critical systems, HVAC, and others defined within the portfolio of respective sites.
Review service provider quotes for approval using contracted rate cards and industry experience. Ensure all vendors are in compliance with contract and all insurance requirements are met. Ensure compliance with all health and safety, environment and risk management policies and procedures in conjunction with the area/site manager.
Manage internally and externally with client, on-site customer, service providers regarding OPEX and CAPEX work orders and projects.
Manage/oversee in the implementation of short and long-term projects for the client. Any other activities to support site contracted operations.
Emergency on-call requirements for assigned region
Ability to function as remote manager interacting with both the client sites and support vendors to deliver service per MSA metrics
Work with procurement/sourcing to implement new vendors
Client Relationship Management:
Proactively develop and manage client and customer relationships ensuring that expected service levels are achieved.
Comply with all requirements of the client contract and meet or exceed work order SLA s and key performance indicators.
Deliver an exceptional quality of service to the client, as reflected by client feedback. Support the implementation of innovative programs and processes that reduce short and long term operating costs and increase productivity.
Finance Management / Cost Control / Profitability:
Manage programs to achieve or exceed financial targets and key performance indicators. Assist with the annual budgeting and quarterly forecasting processes for the site/s as well as prepare monthly spend reports (actual vs. budget, variance etc.)
Manage vendor purchase orders, invoices, and payments Help to develop and approve the annual capital plan for each building, interfacing closely with the client
Lead, manage, develop and supervise a professional friendly, creative, energetic, and detail oriented team in the delivery of extraordinary events. Actively support an environment of teamwork, co-operation, performance excellence and personal success.
Participate in the individual performance management program.
Align with facilities leadership team and support their direction.
Proactively manage programs. Participate in performance management program, and personal development planning

Predictive Maintenance (Use of equipment or tests to predict when maintenance will be needed)

Emergency power systems (Uninterruptible power supply (UPS) systems, Standby Generators)

Building Monitoring systems
Security and Locks
Building Utility & Piping Systems
Sanitary & Industrial Sewer Systems
Fire Sprinkler systems
Smoke/fire detection systems
Environmental Health & Safety
Oil Water Separators (OWS)
OSHA, State, and Local Regulatory Compliance
HAZMAT (Hazardous Material) Compliance

Understanding of following SOFT SERVICES to include
Exemplary customer service skills with a keen focus on client relations
Strong leadership, interpersonal skills, and the demonstrated ability to build strong teams from
Excellent analytical skills with problem solving aptitude
Excellent communication skills, both written and verbal; Ability to work with and communicate with
multiple property management firms outside of JLL for client leased locations
Requires in depth knowledge of financial terms and principles for the preparation of financial reports
Ability to manage multiple site budgets
Ability to read, interpret, and make decisions based on financial reporting with minimal guidance
Associate's or bachelor s degree in Facilities, Property, Business or related field desirable.
Minimum 3 years of experience management of mechanical, electrical & HVAC
Minimum 5 years of supervisory experience in facilities management or related field.
Proficient in a range of information technology tools and platforms.
Strong analytical, organizational and presentation skills.
Corrigo power user desirable
