Overview

The Chief Engineer reports to the Area Chief Engineer and maintains a working relationship with Property Managers responsible for the buildings. The Chief Engineer will oversee multiple (5 to 6) building engineers and lead engineers, implement the day to day engineering operations of the buildings and execute directives from the Area Chief Engineer, Regional Director of Engineering and Area Director. The Chief Engineer develops and implements work procedures for building projects and solicits pricing for the work. The Chief Engineer tracks project and operational budgets. The Chief Engineer must exhibit outstanding client service and professionalism in all interactions with tenants and RMR staff. Teamwork, collaboration and communication are critical to this position's success.

Responsibilities

Oversee the operation, maintenance, and documentation of all HVAC and MEP equipment under the direction of the Area Chief Engineer.
- Confirm the completion of tenant service requests, using the Building Engines work order system. Develop and maintain positive tenant relations through prompt, courteous response to tenant requests.
- Attend formal meetings with tenants and RMR staff.
- Oversee the preventive maintenance and repairs on HVAC equipment, plumbing and electrical systems, as directed by the Area Chief Engineer.
- Oversee chemical water treatment programs for each property.
- Provide technical assistance to building engineers as needed.
- Respond immediately to emergency situations and customer concerns.
- Review elevator maintenance records and confirm elevator maintenance is performed per national agreement. Inspect condition of elevator machine rooms. Report any elevator deficiencies to the Area Chief Engineer.
- Assist with review of tenant improvement plans. Inspect active construction areas and confirm contractors are following all building rules and regulations.
- Coordinate all quarterly fire alarm testing and maintenance with building vendor.
- Maintain and operate life safety/fire systems.
- Manage testing, maintenance and repairs to emergency generators and related equipment.
- Manage operations, maintenance and to building electrical systems.
- Troubleshoot, evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
- Works with RDE and ACE to develop and administer the five year capital plan for each property.
- Works with RDE, ACE and National Engineering to seek and implement energy savings initiatives.
- Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
- Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions and report to management.
- Inspect new installation for compliance with building codes and safety regulations.
- Comply with all applicable codes, regulations, governmental agency and company directives, as related to building operations and practice safe work habits.
- Daily communication with engineering staff and property managers.
General Maintenance and Operation Duties:
- Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.
- Read and follow written and oral instructions.
- Convey thoughts and recommendations orally and/or in writing to supervisors, contractors and others in order to resolve building-related problems.
- Operate and use necessary manual and power-driven tools.

Qualifications

- High school diploma or GED equivalent required.
- 7 - 10 years of direct experience in all aspects of mechanical, electrical, life/safety and plumbing operations in commercial office buildings including: safety, code compliance and technology utilization.
- Applicable military experience or other related operations experience will be considered including power plants, multi-family, hotels, hospitals, facilities, etc.
- Experience with monitoring and implementing energy conservation measures in a wide variety of commercial properties.
- Familiarity with various regulations affecting building mechanical operations such as CFCs, indoor air quality, and building codes.
- Ability to manage and control adverse situations with sophisticated tenants.
- Experience with computerized building management systems, preventative maintenance and work order systems.
- Experience with the opening, staffing and commissioning of newly acquired buildings.
- Experience with the operating and maintenance of older buildings and systems.
- Project management experience related to the upgrading and/or replacement of major building systems and tenant construction improvements.
- Refrigeration or electrical license preferred.
- Proficiency with Microsoft Word, Excel, Outlook and PowerPoint is required.
- Ability to present complex data in order to facilitate analysis and decision-making.
- Ability to work in a fast-paced environment with the ability to multi-task and meet deadlines.
- May be required to work extended periods of time without relief when responding to priority/emergency situations.
- Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
- Lift and carry objects of up to 50 lbs. for distances of up to 30 feet.
- Climb ladders and stairs.
- Must be team oriented and a problem solver.

- Maintain professional appearance and manner at all times.

- Must have a valid driver's license.
