The Director of Life Science Design and Construction position represents a tremendous opportunity for the right individual to get involved in our Philadelphia region and leverage her/his experience to help foster a continuing, upward growth momentum in this market.

SUMMARY 
Oversees the design and construction operations of specific lab/life science-oriented building projects and at times lab/life science tenant fit-out work by performing the following duties personally or through subordinate supervisors. 

This position will report operationally to the VP of Construction.  On a project basis the Director will report to the VP of Development.  VP of Development has overall on-line project responsibility.  

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Responsibilities listed are specific to Life Science (LS) oriented large/medium sized base building projects.  Life Science tenant fit out projects may also be included: Other duties may be assigned.

•    Responsible for the management of overall design and construction process for specific LS building projects, including architectural, structural and MEP.

•    Provide input as it relates to preliminary pricing for the LS project concepts prior to final release to proceed with complete construction documents, either through the use of in-house database or outside consultants.

•    Generates RFP’s for LS design and precon/construction services; and reviews and recommends firms based on qualifications, schedule, pricing, and other criteria.

•    Provides a list of suggested bidders for the LS projects and submits a complete bid package to each bidder, as well as reviews received bids and develops a comparison form.

•    Oversees the integration of project data onto company electronic project management platform.

•    Provides input to project budget and schedules.  Tracks and maintains project budget and schedule.  Develops and submits budget revisions necessary to accurately project current costs.  Submits project update report and current project budget report as it relates to project on monthly basis.

•    May chair and/or attend project meetings 

•    Visits job sites regularly to review job progress and quality.

•    Reviews and maintains construction job schedule on a weekly basis.

•    Inspects field activity to ensure code compliance, conformance to company standards, cost effectiveness and evaluation of specific activity duration.

•    Reviews all construction documents with an objective of developing value engineering determinations, addressing potential code issues and compliance with building standards and any tenant requirements.

•    Manages construction document process.  Reviews shop drawings and submittals as required.

•    Initiates and monitors punch list process.

•    Prepares and submits closeout documentation at the completion of the project.

•    Works closely with client/tenant on construction related issues.

•    Prepares and submits to client/tenant all change orders and invoices.

•    Tracks the approval status of all change orders (reimbursable) and payment.

•    Develops job manual at the completion of the project.

•    Keeps informed of new products and construction materials.
 

•    Bachelor’s degree in Mechanical, Electrical, Civil Engineering, Architectural, Construction or related field required.
•    10-15+ years of Life Science base building experience, as well as experience managing projects of $50 million or more is required.
•    Experience in Biotechnology, Life Sciences and Laboratory facilities.
•    Experience in both ground up and conversion lab projects.
•    Familiar with programmatic elements of wet and dry labs.
•    Experience with Vivarium design and construction a plus.
