BAS Control Systems Technician at JLL in Folsom, California

Job Description:

This is an excellent opportunity for an experienced BAS Controls Technician to join a dynamic company that provides full-range building operations and maintenance services including installation and repairs, preventative maintenance, and energy management solutions. The selected candidate will manage the site s HVAC Controls/Building Automation System. Only candidates who have a strong background supporting critical environments will be considered.
Technical experience with Trane Tracer Summit, Tracer Ensemble, and JCI Metasys controls systems.
Be knowledgeable of following equipment: VAV's, Exhaust Fans, Unit Vents, AHUs, Hot Water Systems, Chilled Water Systems, and Lighting.
Desired knowledge or experience with Trane Chillers, Evapco Cooling Towers, and Trane DX Air Handler / Air Conditioner Units.
Coordinate scheduled preventative maintenance and emergency service calls on existing BAS systems. Includes performing data base backups, loading security or system software patches.
Troubleshoot BAS component installations and recommend deficiencies corrections for client approval.
Effectively communicate with customers to evaluate service needs, maintain proper scheduling and ensure high levels of customer satisfaction.
Supervise suppliers providing preventative maintenance of automation system and components according to service agreement contracts.
Monitor customer buildings to ensure optimum performance standards are being achieved. Fine tune systems as new programs and sequences are developed.
Maintain alarming of critical system points for HVAC, Mechanical, and some Electrical systems.
Provide on-call response for critical alarms received during off-hours of business.
Identify and track opportunities for system enhancements.
Perform minor software programming, equipment start-up, tuning and calibration and commissioning of BAS systems. Assist with owner s acceptance testing of new equipment or systems.
Stay informed of industry developments for energy savings strategies.
Effectively provide feedback to supervisor for ways to improve the process.
Stay current on technical data and solutions for existing problems and updates.
Basic computer networking proficiency required, especially with LANs, Hubs, Routers, etc.
Make recommendations to ensure proper long-term function, operation and performance of equipment.
Maintain accurate records for: tools/material tracking, service and work-orders, timecards, expenses, purchase orders, and maintenance records. Experience with IBM Maximo Asset Tracking software preferred, or similar.
Troubleshoot problems and resolve issues in a prescribed time to ensure overall system functions properly.
Responds to customer service hot/cold calls.
Complete and submit written service orders and reports.

REQUIREMENTS
Minimum 3-5 years field experience in the HVAC controls industry including BAS/BMS Systems, software integration operation, calibration and experience with pneumatic controls.
Competency in Trane Tracer Ensemble, JCI Metasys, Microsoft Office, Windows, AutoCAD, and various operating systems.
Proven track record of completing projects, being self-motivated and achieving customer satisfaction.
Ability to read and understand mechanical and electrical drawings.
Strong communication, presentation, training, documentation, and technical writing skills
Program databases for all supported systems to meet specified sequences of operation and equipment manufacturers recommendations, in accordance with standards and contract documents
Proficient troubleshooting skills
Ability to explain technical information to nontechnical people
Ability to work independently with minimal instruction and supervision
Ability to pass customer security requirements/background checks/drug test
