Job Description SummaryPOSITION SUMMARY:

Loan Servicer I
Role performs a wide range of duties related to the servicing of HSB's $3.6B portfolio of 900+/- Commercial Real Estate loans. Loan portfolio includes direct and brokerage originated loans, loans held for sale, loans serviced for HSB balance sheet and loans serviced for third party investors, including, but not limited to, Fannie Mae Multifamily. Position directly and frequently interacts with a wide range of parties, including income property borrowers, insurance and title companies, investors, auditors, other lenders and multiple vendors. Position supports CRE Asset Management, Closing and Secondary Marketing.

Position directly and frequently interacts with a wide range of parties, including income property borrowers, insurance and title companies, investors, auditors, other lenders and multiple vendors. Job Details
PRIMARY FUNCTIONS:

Loan Servicer I
- Process payments, miscellaneous fees, advances and bank transfers.
- Administer wire transfers, interest adjustments, and internal account transfers.
- Administer ACH/PAT activities, including setup, changes, cancellations and posting rejects.
- Respond to standard customer or investor inquiries, including requests for VOM, LTOB, loan transaction histories, billing statements, year-end reports, etc.
- Respond/research complex inquiries, requests and disputes as needed, including internal regulatory compliance.
- Prepare and submit UCC continuation and terminations for filing.
- Cancel tax service contracts and flood determinations upon payment in full the loan.
- Perform servicing related audits including flood certification and tax service contracts.
- Monitor insurance policy expiration, including borrower or agent contact, correspondence, and collection/review of insurance documentation.
- Assist Asset Management and Closing as needed.
- Upload documentation to OnBase electronic imaging platform.
- Perform other related duties as assigned or requested.
- Perform daily batch reconciliation of all transactions processed.
- Administer system data changes.
- Enter daily ARM indices posted by Treasury

- Board / setup loans on the servicing system in accordance with loan terms.
- Prepare New Loan Welcome correspondence.
- Prepare/review billing statements.
- Reserve and escrow account administration, including account setup/closure, disbursement review, and audit.
- Administer real property tax activities, including tax escrow disbursements, and monitoring of non-escrowed loans, delinquent taxes and tax vendor reporting.
- Prepare annual and off-schedule tax/insurance escrow account analysis.
- Disbursement of construction loan proceeds.
- Administer interest reserve payments for construction loans.
- ARM loan administration including adjustment changes, audit, notice and daily ARM index review.
- Administer loan payoff tasks, including calculation/verification of payoff amounts, prepare payoff demands, maintain payoff tracking report, post payoff funds, and reconveyance.
- Administer loan sale related activities including classification reporting, buyer due diligence requests, loan sale proceeds application and loan servicing transfer notices.
- Process FannieMae Multifamily loan settlements (transfers).
- Administer investor reporting and remittance activities, including investor research inquiries.
- Administer participation loan activities.
- Initiate collection calls and follow up for payment as needed.
- Disburse insurance premiums for escrowed loans.
- Administer lender placed insurance (FPI) as needed.
- Monitor flood zone reports, including monthly certification.

QUALIFICATIONS:

Loan Servicer I
- High school graduate or equivalent. Associates or Bachelor's Degree in Accounting, or equivalent work experience in accounting and/or bookkeeping, preferred.
- Minimum 2 years of experience in a financial servicing environment, such as loan administration, commercial loan banking, loan closing or title services, or relatable similar office experience.
- Demonstrate strong PC skills and experience with Microsoft Office, Outlook and Adobe applications.
- Ability to read and interpret commercial loan documents.
- Excellent verbal and written communication skills, including the ability to effectively manage customer phone/email inquiries, including compose professional correspondence.
- Possess good judgment, professional image, and the ability to accept responsibility and handle confidential information.
- Demonstrate strong attention to detail and high degree of accuracy.
- Demonstrate ability to work cooperatively with multiple team members and variable project deadlines.
- Demonstrate a desire for continued learning and advancement in commercial real estate finance.
- Ability to maintain regular and punctual attendance during business hours and work overtime as needed.

Preferred Skills:
- Prior experience with networked loan servicing platforms, McCracken Strategy, Midland Enterprise! or Backshop preferred.
- Prior experience with commercial real estate loan documents and procedures.
- Advanced Microsoft Excel experience.
- Prior experience in accounting functions, including reconciliation and general ledger transactions.
- Prior experience with electronic document imaging platforms, such as OnBase.

Loan Servicer II
