Job TitleFacilities Analyst
Job Description SummaryCMMS Operational Analyst - In this role the candidate will support the Performance Team but specifically CMMS management and be responsible for preparing asset management protocol and operational procedures to ensure efficient, safe, cost effective, maintenance programs that align to IFMA/BOMA operational standards, authorities having jurisdiction (AhJ) and OEM guidelines. These procedures will be utilized to refine and enhance IFM performance, reduce labor and third party cost.
Job Description
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
1. Procedure Documentation: Review and analyze CMMS asset procedures for missing, incomplete and outdated preventative maintenance plans. Update plans in CMMS to meet industry SOPs and C&W strategic goals.
2. Team Training: Develop and present new and updated procedures to site planner/scheduler to optimize current program and drive labor efficiency and drive savings. Coach and educate staff on CMMS functions, reporting and performing task. Update account play book accordingly.
3. Establish ROI for new process implementation and present savings at a local, regional and account level. Develop corresponding benchmarks and savings targets
4. Tool Time Reviews: Working with site FMs, review existing maintenance programs and asset management strategies to remove redundancies for the effective scheduling of vendor PMs
7. Analyze and interpret work order data, troubleshoot process issues, and make recommendations based on findings
8. Support management in the review of WO data accuracy, SLA adherence and review; Condition assessments, assets on WOs, booked labor Hours (Employee and Vendors), WO type, closing codes and WO comments
9. Proposal Development: Following C&W procurement protocol work with site and account leadership to develop a SOW for out of scope work proposals, estimate cost of work and bid project per C&W procurement standards
10.Remain knowledgeable regarding all operational aspects of building systems
