This position has the possibility of turning into a director role. Reporting to the Vice President of Construction, the this position shall have direct leadership, oversight and reporting control of four field Project Managers in their daily duties as it relates to active construction projects including CapEx, Casualty Loss, Lender Mandates, Property Expense and Rooms/Repairs and Maintenance Programs (RAMP) projects.
I. Position Responsibilities: Essential
Attend and Lead all weekly Construction meetings regarding planning, action, & post review
Reviews contract documents and assists with procurement, pre-bid conferences, and evaluations
Assists in negotiating with contractors regarding changes to design, construction work scope, and schedules
Ensures proper communication with Project Managers to ensure all capital projects meet current approved design criteria. Ensure any design variations are approved by VP of Construction and CEO/CFO
Verify overall project schedules to meet estimated return to service dates of all OOS rooms.
Review & verify estimates (costs/quantities) for all capital projects and scopes of work; including ensuring that projects are being bid using corporate protocols and processes
Develops and implements a quality audit program, monitors contractor corrective actions, and ensures a quality project conforming to plans and specifications
Communicate completed scopes of work to all operations staff & Senior and Revenue Management as needed
Provide input and guidance for capital and renovation schedules
Develop work plans and manages construction staff responsible for overseeing individual projects as noted above
Provide weekly status reports to demonstrate current, past, and future workload and completed project lists to ensure timely and effective use of resources
Assist in resolving procurement issues/conflicts related to supplier and PM activities
Recommends policy and procedure improvements
Monitors project delays, suggests ways to mitigate impacts, and develops workarounds. Ensure constant communication of delays (if any) to VP Construction on various projects
Interfaces with all internal departments, Suppliers, & Manufacturers to identify areas of improvement
Review Casualty losses before submitting a claim/loss
Supports Corporate safety vision and complies with all safety rules, policies, and procedures; maintains accountability for safety performance of subordinate personnel
II. Essential Skills/Credentials/Experience/Education
Bachelor’s degree in either engineering, architecture or construction preferred but not required
Minimum 10 years construction related experience
6 year’s Sr. Project Manager or higher management position required
Ability to effectively solve problems/conflicts and provide creative and effective solutions
Ability to plan, coordinate, and provide leadership in the execution of complex construction projects
Knowledge of theory, principles, and practices of engineering
Knowledge of design-build project delivery methodology
Ability to delegate and manage multiple operations effectively
Ability to assess the operational effectiveness of project managers, field personal and contractors
Possesses written and oral communication skills to support decisions and recommendations
Conducts meetings and provide effective leadership to construction team members
Develops and manages budgets within established parameters
Ability to analyze and interpret technical materials accurately and effectively
Strong knowledge of engineering drawings and specifications
Strong team philosophy
Ability to work with construction contractors, vendors, and consultants
Strong Analytical and Communication Skills
Organized mindset as it relates to project management
Self-motivated, detail oriented with strong time management skills
Excel Proficient, familiarity with PM software (MS Project, ProCore and like)
Proactive individual who can perform stand-alone activities as well as work effectively in a collaborative team
Ability to build and maintain strong relationships with our internal customers’ while being the energetic and passionate first point of contact.
Must be able to remain in a stationary positon 50% of the time
This position is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Extensive use of hands and fingers for manipulation of keyboard, answering phone calls, calculator, copy machine, computer printer and other office productivity machinery.
Use of computer terminal, which requires extensive eye contact with a video display terminal.
The person in this position frequently communicates with employees/vendors. Must be able to exchange accurate information in these situations.
Travel Demands:
This position requires less than 20% travel; however, from time to time, and depending on the project, travel needs could change. The position will be physically located in the Atlanta office; coordinating with the Field Project Managers and Corporate construction, procurement and project teams.
