RESPONSIBILITIES AND QUALIFICATIONS

Goldman Sachs & Co, located in Dallas, TX seeks an Associate to join the Commercial Real Estate Asset Management group within the Asset Management Division (AMD) which supports real estate investing across multiple product types (office, industrial, and retail) across the US.

Responsibilities:

Support senior members of the team in operating and reporting on their portfolios
• Manage a portfolio of 10-16 Commercial Real Estate assets, consisting of commercial real assets, including office, industrial, land and mixed use


• Develop asset strategy, including financial and asset performance data, in conjunction with the regional team leader, investing division and operating partner


• Prepare business plans, maintaining internal asset valuation models, weekly/monthly/quarterly reporting, oversight of third party service providers, capital plan oversight, business plan execution and disposition of assets


• Lead asset disposition efforts including: contract negotiation, writing investment committee memorandums, presenting to investment committee, finalizing disposition models, calculating waterfall returns, transaction management and closing


• Support execution of asset strategies to maximize value through market / product knowledge and value-add strategies


• Engage and provide oversight of third parties which perform the day-to-day operations of the assets, including, but not limited to operating partners and property management companies, conduct weekly / monthly calls and asset visits


• Work closely with internal stakeholders such as Finance, Compliance and Legal


• Provide mentorship to junior members of the team

Qualifications:

• Strong academic background - finance, real estate, accounting or math background preferred


• Minimum 3+ years of real estate experience with asset management experience in commercial real estate product types


• Solid modeling skills, analytical / logical mindset and high attention to detail


• Strong written and verbal communication skills (clear, concise, and confident) with the ability to present strategies and business decisions clearly and concisely, manage internal and external relationships


• Must know MS Office Excel and Argus to an advanced level


• Self-motivated


• Ability to work both autonomously and in a team setting
