Job Summary:

Responsible for supporting real estate transactions by handling a variety of standard and complex title curative functions to help facilitate a timely and effective closing process. Utilizes working knowledge of national originations title curative resolution and expertise in various established title industry methods to resolve standard and complex title curative discrepancies, with general oversight and according to internal and/or client guidelines. Demonstrates intermediate technical aptitude and knowledge of systems and tools. Accountable for effectively managing own pipeline and may assists with other pipelines as needed to ensure expected production levels and delivery standards are met and exceeded with accuracy, professionalism and a high level of customer service.


Job Duties:

•    Performs title curative functions for standard and complex originations curative issues including mortgage and judgment liens, vesting, surveys and          HOA statements

•     Reviews and performs complex Manufactured Housing requirements and issue resolution 

•    Performs necessary steps to resolve title curative discrepancies effectively and within established delivery timeframe 

•    Works in multiple systems and insert all applicable data into the various databases

•    Ability to determine issues that should be escalated 

•    Adheres to any changes made to the flow process as implemented based on the internal and/or Client’s request 

•    Participates in team meetings to gain knowledge of business updates, operational issues and Servicer needs 

•    Follows and recommends best practices that contributes to the team environment 

•    Reviews title commitments and title searches to validate title curative actions 

•    Identifies and follows best course of action with the anticipated timelines required to cure the file 

•    Escalate opportunities to mitigate losses or otherwise settle

•    Researches and obtains payoffs for open liens and judgments 

•    Obtains, reviews, negotiates and clears all title requirements including Condo or Homeowners Association Statements 

•    Prepares corrective instruments 

•    Prioritizes and performs daily pipeline management routines to achieve established SLA’s 

•    Performs additional fulfillment duties as directed by manager

Functional Knowledge:

•    Requires working knowledge and established skills to perform day-to-day activities

•    Follows standard procedures and guidelines 

•    Works under general supervision with limited ability to modify approach

•    Understands how assigned duties relate to others within the team and how the team integrates with related teams

•    Has no supervisory responsibilities; manages own workload

•    Impacts own team through the quality of the support provided

•    Recognizes and solves typical problems 

•    Selects solution from established options

•    Communicates moderately complex information in routine situations, typically within own team

Education & Experience:

•    High school diploma required; Bachelor’s preferred 

•    Typically requires 2+ years of related work experience
