Manage the closing and funding of Fannie Mae and Freddie Mac small balance loans, including Fannie Mae MAH and Freddie Mac TAH and other related loan products. Collaborate with all involved parties to ensure loans are closed accurately and in accordance with Fannie Mae and Freddie Mac requirements. Arrange for funding of the loans through the warehouse line and ensure that servicing deliverables are available within required timelines. Follow up and resolve any post funding issues.

What you will be doing:

  • Proactively manage the processing, closing, and funding of loans from receipt of application to final delivery and purchase, being especially conscious of timeframes.
  • Proactively interact with all departments (WDExpress Production and Underwriting, Servicing, Asset Management, and Accounting) and other involved parties (Borrower, Borrower's Counsel, Correspondent, W&D Counsel, Title Company, Warehouse Lender, and Fannie Mae/Freddie Mac) to ensure that loans are closed in a timely and responsible manner and according to agency requirements.
  • Ensure that loan specific data is up to date in New Horizon and that loan projects are up to date in Box.
  • Assist with the title review process, ensuring that title is opened in a timely fashion for loans that go through the suggested title (and escrow) contact.
  • Prepare Commitments on assigned transactions, coordinate with Trading for rate lock, and, on Fannie Mae loans, submit all final C&D Commitments through Fannie Mae electronic applications for confirmation.
  • Track rate lock and closing conditions to ensure satisfactory completion.
  • Review draft loan documents for accuracy and revise as necessary before documents are released by counsel for execution.
  • Generate the accounting workbook for each deal to produce notices and advance requests for the warehouse lender, disbursement schedules for the title company, and accounting information for internal use.
  • Review Title Company Settlement Statement for accuracy as it relates to cash being sent from or coming back to W&D as well as any items required by W&D to be paid at closing.
  • Post-closing, ensure all required fields are updated in New Horizon and the XML is generated. Ensure that the Servicing Deliverables folder is populated with the documents required within 48 hours of closing. Assist with movement of loans to ASAP Plus soon after closing.
  • Work with Fannie Mae and Freddie Mac personnel and with Delivery Management to handle any post-closing issues which arise. Review C&D prior to final submission to Fannie Mae.
  • Communicate and problem-solve daily with teammates, clients, vendors, and other stakeholders, often in combination with travel
  • Other skills related to building a career in Closing!

The education and experience we're looking for:
  • Bachelor's degree from an accredited four (4) year college. Experience in commercial real estate, finance, title work, and /or paralegal studies preferred
  • 1+ years experience in multi-family lending, ideally in closing and delivering Fannie Mae/Freddie Mac loans including one-off loans, credit facilities and the various product types, including but not limited to, conventional loans, streamlined refinance loans, forward commitments, affordable housing, seniors housing, and manufactured housing.

What skills you should have:
  • Ability to competently complete multiple tasks simultaneously with an appropriate attention to detail.
  • Strong organizational skills.
  • Strong teamwork and interpersonal skills.
  • Understanding of real estate finance and loan documentation.
  • Working knowledge of Microsoft Word, Excel, and Outlook. Experience with Fannie Mae's C&D system, Freddie Mac DMS, and Salesforce as well as experience interfacing with database management systems is considered a strong plus.
  • Ability to work under time constraints independently and within the department.
  • Courtesy, respect, and thoughtfulness in teaming with colleagues and other stakeholders
