Summary
This is a construction management opportunity in a start-up business from its operational beginning, to accomplish something in the commercial building industry that's never been achieved/done before. The Project Manager will manage start-up modular construction project operations in Lebanon, Pennsylvania in a matrixed organization reporting to the plant management executive and/or Commercial Construction Superintendent. The ideal candidate for this position possesses a proven effective leadership attitude and approach, as well as a strong ability to problem solve, manage schedules and resources, and make sound decisions that encourage customers' and the company's success. Job Responsibilities & Requirements
ESSENTIAL FUNCTIONS
Responsibilities include but are not limited to:
Leading construction projects, as well as supervising the performance of supporting functions and sub-contractors
Keeping projects on schedules and within budgets that you have input in creating and setting.
Developing or refining Scope of Work (SOW) for multiple individual building projects
Reporting project progress to management
Superintending subcontracted work
Creating an attractive and inclusive culture at work for teammates

KEY INITIAL OUTCOMES
Work toward high-viscosity finalization of project bills-of-material, construction routings, and materials and supplies consumed in production
Create standard work for value-added tasks in the factory
Develop scopes-of-work performed in project construction
Provide leadership to make/buy and subcontracting decisions
Evaluate subcontractors and sources of supply & provide leadership to subcontractor selection
Negotiate agreements with subcontractors and other suppliers
Manage workforce performance and subcontractor/supplier performance
Be invested in the success of peers
SKILLS & ABILITIES
Education:
4-year degree from an accredited university in a compatible discipline.
Experience:
Project Management experience a must
Understanding of Theory of Constraints preferred, ability to learn and practice TOC a must
Expected to travel 0-25% to visit facilities, customers, and suppliers/subcontractors.
Proficient in basic computer skills as well as possess the ability to be trained in company specific software
Excellent verbal and written communication skills
Ability to set and work multiple and potentially competing priorities
Demonstrated commitment to serving others beyond oneself
Leadership experience early in life (i.e. Eagle Scout, Gold Award recipient, captain of a varsity team, elected leader of a campus organization with a budget, etc.)
