Accurately and completely document each file according to established CD process/procedures. Demonstrate partnership and excellent customer service to Operations and Production partners. Operate a variety of office equipment and software programs. Support Loan Officers, Processors and Funders in fulfilling Closing Disclosure needs ensuring regulatory compliance and salability of loans.

PRIMARY FUNCTIONS:

Closing Disclosure Specialist I


  • Review all loan files upon receipt to meet current Service Level Agreements as defined by the Closing Department process/procedures. Effectively manage pipeline and prioritization. Verify that all fees are complete and accurate based on loan type and underwriting approval. Follow all current process/procedures regarding Closing Disclosure preparation and delivery.

  • Communicate effectively with operations and production partners to address discrepancies or issues found during CD review, preparation or delivery and correct all discrepancies prior to issuing CD.

  • Work directly with the Processor and Funder to secure all required documentation or information necessary to complete the Initial and Subsequent Closing Disclosures. Review all fees, invoices and costs to ensure that they meet HomeStreet and program requirements.

  • Communicate any changes to fees that will affect the Initial CD or Subsequent CDs to the Processor, Loan Officer and Funder as applicable.

  • Assure Closing Disclosures are prepared for delivery within a timeframe that will allow the loan to close according to customer expectations. Ensure the following on all files:

1. All fees designated by the Loan Officer have been correctly detailed.

2. All regulations and timing requirements for TRID have been followed.

3. All regulation and timing requirements for HVCC have been followed.

4. All regulation and timing requirement for ECOA and RESPA have been followed.

5. All others tasks to ensure a file is complete, accurate and ready for funding.


  • Assume responsibility for file accuracy and timeliness of delivery.

  • Maintain excellent communication between Processors, Loan Officers, Underwriters, Funders, and all other parties involved in each loan transaction. Provide a superior level of customer service to all parties.

  • Demonstrate exemplary Partnership with all co-workers. Help to create a positive team environment. Work to minimize any negative situations or interpersonal conflicts.

  • Assist in implementation of change, including the planning, introduction, and evolution of new systems or procedures

  • Support the HSB Compliance Program in relation to all applicable government regulations and cooperate in all aspects of internal quality control.

  • Understand and maintain a basic knowledge of HomeStreet's operations and organization, communicating this understanding to others when appropriate and referring inquiries and correspondence to the proper department or individual. Be familiar with all HomeStreet permanent loan programs and other products.

  • Continue personal educational development.

  • All other duties as assigned by the Department Manager.

  • Understand and maintain a thorough knowledge of HomeStreet's operations and organization, communicating this understanding to others when appropriate and referring inquiries and correspondence to the proper department or individual. Be familiar with all HomeStreet permanent loan programs and other products.

  • Continue personal educational development.

  • All other duties as assigned by the Department Manager.

REQUIREMENTS:

Closing Disclosure Specialist I


  • Bachelor's degree or equivalent skills, experience and education

  • Minimum 1 year of experience in a business office environment

  • Knowledge of mortgage industry preferred

  • Willingness and ability to learn Government and other more complicated loan programs.

  • Ability and willingness to work all hours required by this job.

  • Excellent communications skills - phone, personal contact and written.

  • Must work ethically and practice sound fiduciary responsibility at all times.

  • Good keyboarding and computer skills. Requires the ability to learn and work with complex software applications.

  • General knowledge of the mortgage industry.

  • Ability to work independently, set priorities and handle multiple tasks.

  • Must be dependable in completing tasks with strong attention to detail and accuracy.

  • Must exercise good judgment, accept responsibility and handle confidential information.

  • Good at problem solving, researching and decision-making.

  • Demonstrate Partnership at all times.

  • Able to work as a part of a team and with people of diverse backgrounds.

  • Neat and professional appearance.

  • Minimum 2 years of experience in Processing and/or Closing of Conventional and Government loans. TRID regulation knowledge and experience required.

  • Be familiar with product, pricing/secondary market regulations and guidelines.

  • Be familiar with HomeStreet Conventional and Government loans programs, for all states that HSB lends in

  • Strong knowledge of TRID regulatory compliance with a focus on Closing Disclosure requirements.

  • Willingness and ability to learn other more complicated loan programs.

  • Ability and willingness to work all hours required by this job.
