Program: Affordable housing, property management.
The Community Administrator is responsible for the daily operations of the entire property including, but not limited to maintaining the asset, supervision of staff, building maintenance, all administrative duties for both internal and external agencies, and maintaining positive relationships with the residents of the property.
ESSENTIAL DUTIES AND RESPONSIBILITIES
• Hires, trains, supervises, evaluates and disciplines all staff.
• Maintains office files for all business and financial records.
• Forecast future expenditures to prepare budget and stays within the confines of that budget.
• Process applications, certifications, re-certifications and interim certifications by conducting applicant/resident interviews, obtaining 3rd verifications as necessary, calculating income/assets/medical expenses and entering data into the property management software. Confirm that software calculated rent is accurate.
• Execute applicant lease documents in accordance with Volunteers of America policy and procedure.
• Collection and posting of resident rents and utilities. Deliver rent delinquency notices. Review of resident ledgers to reconcile accounts.
• Maintains applicant waitlist and resident files in accordance with program regulations. Conducts semi-annual waitlist updates. Compiles program required documents for annual financial audit.
• Codes and enters invoices into property management software.
• Collaborates with Service Coordinators to enhance resident quality of life.
• Market the property in accordance with Fair Housing regulations and the management agents’ guidelines.
• Inspect property to ensure building and grounds are properly maintained. Take or suggest any actions needed for repairs.
• Submit reports as required by the management agent, owner or as mandated by the Federal, State or local government.
• Respond to all resident requests and complaints.
• Per other duties as assigned.

RequirementsMINIMUM QUALIFICATIONS OF POSITION
• High school diploma or its equivalent and one-year administrative/clerical office experience.
• One year of apartment management experience.
• Basic math aptitude
• Knowledge of computer operations to include databases and spreadsheets.
• Demonstrated ability to communicate effectively and maintain good relations with residents and employees.
PREFERRED QUALIFICATIONS OF POSITION
• Professional certifications preferred (COS, ARM, CAM, RAM).
KNOWLEDGE AND SKILLS
• Good organizational skills and the ability to multi-task.
• Knowledge of Fair Housing Laws and state landlord rights and obligations.
• Knowledge of HUD 202, Section 8 and Low-Income Housing Tax Credit programs.
• Ability to communicate well
• Good phone etiquette
• Detail oriented
WORKING CONDITIONS AND PHYSICAL REQUIREMENTS
• Some travel may be required.
• Sitting or standing for long periods of time.
POSITION TYPE AND EXPECTED HOURS OF WORK
• Full-time, Exempt position. Monday – Friday 8:00am to 5:00pm. On-call duties

Salary: $20.73 per hour
