Summary





The Maintenance Supervisor supports and leads plant mechanical and electrical maintenance activities through planning, scheduling, assignment, and coordination of the work of employees and contractors. The Maintenance Supervisor coordinates maintenance, engineering, operations, and customers to review, plan, and implement maintenance activities necessary to maintain and better the plant’s reliability. The Maintenance Supervisor is also engaged in work control process, planning, scheduling, inspection, testing, repair, maintenance, and modification of equipment for the Boston-Cambridge District Energy system plants, primarily at Kneeland Street. This is a full-time, exempt, non-union position. The Maintenance Supervisor reports to the Director of Plant Maintenance and this position is located in Boston, MA.





Responsibilities 





1. Supervises the work of Mechanical and Electrical Maintenance Staff (union shop) including Custodian, Material Coordinators, and contractors.


2. Works closely with other Managers and Supervisors to develop schedules and plans based on the plant’s operating requirements and equipment needs.  Meets formally and informally with all departments to ensure plans are supported and all requirements such as operating conditions, parts, tooling, labor, contract services, and environmental and safety programs are in place.  Maintains all equipment history records.


3. Supervises inspection and maintenance of mechanical and electrical equipment.  Establishes procedures and standardized methods of work.  Develops maintenance and outage plans and establishes preventive maintenance programs.  Reviews faulty equipment reports and investigates equipment failures.  Provides information and recommendations regarding equipment overhaul, replacement, and modifications.  Responsible for administering and maintaining LOTO on equipment involved with Maintenance.


4. Supports the Engineering Department with information and historical data necessary to evaluate maintenance activities and prepare necessary reports.


5. Supports predictive maintenance programs such as oil analysis, vibration analysis, infrared thermography, electrical testing, ultrasonic testing, and process variable inspections.


6. Identifies areas for employee development and coordinates and participates in plant training programs.


7. Conducts periodic evaluations of labor requirements and productivity and makes recommendations regarding staffing levels and performance management.


8. Utilizes the plant’s Computerized Maintenance Management System (CMMS), oversees the generation, and follow through of all corrective and preventive maintenance work orders.  Responsible for system procedures, modifications, and training.  Generates informational and maintenance tracking reports as needed.


9. Acts as Project Supervisor for contractors to maintain communications with operations personnel, to ensure OSHA compliance (i.e., LOTO, confined space, hot work), and to ensure equipment availability.  Supervises, plans, schedules, and coordinates the work of contractors in construction, renovation, and modification projects.


10. Conducts incident/accident investigations and recommends corrective actions.  Identifies opportunities to improve plant safety and to prevent accidents and permit violations.


11. Must observe and comply with all standard safety codes and practices and perform work in accordance with recognized trade and company standards and, where applicable, local, state, and federal laws.  Ensures employee compliance with company safety and environmental policies and procedures.  Provides leadership for daily implementation of safety and environmental programs.  Performs work with highest regard for employee safety and plant reliability.


12. Must participate in mandatory training and other programs.


13. Knowledge in administering and maintaining a Collective Bargaining Agreements (CBA) due to Union shop.


14. Performs other related duties as required.


15. May be required to work nights, weekends, and provide additional coverage as needed.





Qualifications and Experience





1. Bachelor of Science in Engineering or equivalent in education and experience.  


2. Minimum of 3-5 years of experience in related industrial or power plant operations and maintenance with three to five years of supervisory and management experience.  


3. Knowledge of power plant equipment such as Boilers, Steam Turbines, Gas Turbines, Steam Distribution, Chillers, Reverse Osmosis water purification systems and Auxiliary equipment.  


4. Direct experience with industrial maintenance planning and computer systems.  


5. Strong interpersonal communication and organizational skills required.  


6. Requires individual with a high degree of professionalism and the ability to work well independently and effectively with others daily.  Successful candidate will also be detail oriented, able to take direction and handle multiple tasks, prioritize work effectively, and see a work project through to completion. 


7. A willingness to acquire new skills and utilize technology to streamline processes and problem solve is essential.


8. Proficiency with database, spreadsheet, email, and word processing software required; The ability to gain a strong understanding and manage effective utilization of the company Computerized Maintenance Management System (CMMS), MAXIMO Maintenance System is required. Proficient in Lock-out/Tag-out Electronic Tag System (LOTO ETS) Program.  





Physical Requirements 





1. Must possess a valid Massachusetts state driver’s license in good standing in order to operate a company vehicle.


2. Must submit to company required pre-employment physical and drug screen.


3. Must be able to work internally in the physical plant and externally on the plant’s grounds.  


4. Must be able to work, often for prolonged periods, in extremes of hot and cold temperatures and inclement weather conditions.  


5. Must be able to tolerate dust and other airborne particles and work with approved cleaning products and other materials such as diesel and lube oils. 


6. The employee will be required to wear personal protective equipment and clothing where appropriate because of their work around potential hazards such as loud noise, airborne particles, vibration, and hazardous materials.
