The primary role of the Maintenance Technician is to assist with the maintenance program for the community and preserve the value of the asset. The Maintenance Technician assists in maintaining the communitys interior and exterior physical condition and is a customer service driven team player.

Roles and Responsibilities
The duties listed below are an outline of the Maintenance Technicians responsibilities and should not be considered an all-inclusive list. As the needs of the community change, these duties may be modified as needed.
Maintain a clean, professional, and OSHA approved work environmentAssist with the maintenance operations and repairs of the propertyAssist with monitoring inventory of parts and suppliesPerform preventative maintenanceReport time and attendanceMake daily inspections of the communityUnderstand and adhere to the Landmark Properties policies and proceduresEnsure confidentiality of resident and company information
Understand the needs and expectations of residents and exceed their expectationsDevelop a sense of community among the residents and staffMaintain active and effective communication with residents and parentsMaintain an positive community environment for both residents and associates and encourage participation in events and activitiesAssist the Maintenance Supervisor with organizing and implementing a successful turnEnsure service requests are completed in a timely mannerBe available on weekends and after hours for emergency calls
Understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resourcesDocument and address behaviors of residents that violate the law or the community lease agreementIdentify and address safety and security risksInspect the physical condition of the property and report any problems to the Maintenance Supervisor and Community Manager
The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditionsThe noise level in the work environment is usually moderate
While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.The employee must occasionally lift and/or move up to 50 pounds.Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus.
