    hardison/downey inc., a Kitchell operating company, seeks an experienced Project Superintendent to join our close-knit team of employee-owners. The Project Superintendent is responsible for the scheduling, coordination and supervision of all subcontractors and for the execution of all field related work. The Project Superintendent ensures a safe, quality-built project within the estimate and schedule, while maintaining or improving the projected fee, within the terms of the contract documents. The Project Superintendent is h/dc's representative at the construction site. Some areas of responsibility overlap with Project Manager and Project Engineer functions.



    Duties & Responsibilities


    Technical Skills & Knowledge



    • Enforce safe working conditions on the jobsite in compliance with appropriate governmental safety standards and company safety policy.

    • Oversee and coordinate jobsite security on the project.

    • Comply with procedures as outlined in the company procedure manual.

    • Responsible for jobsite safety, OSHA compliance and cleanliness. Issues notices of noncompliance to subcontractors, self-perform crews, and any other personnel as necessary to provide a safe work environment.

    • Develop and implement techniques, methods and systems to enhance management for the construction of the project.

    • Investigate and recommend improvements in work methods and materials to enhance productivity and value management to the job team and project.

    • Confirm the proper building permits are obtained prior to start of construction.

    • Verify location of any existing utilities and invert as necessary.

    • Ensure installation of all necessary temporary facilities and services.

    • Schedule and coordinate materials, equipment and subcontractors on the job site.

    • Prepare daily reports and document activities. ? Schedule all necessary/appropriate inspections and meet with inspectors regarding findings.

    • Develop and maintain communication with all governing agencies associated with the project.

    • Review submittals and shop drawings to ensure that they meet criteria or intent.

    • Be familiar with and understand the proper files, including construction documents, RFI's, submittals, ASI's, contracts, CO's, etc. Continually update files with current and accurate information when needed.

    • Prepare and provide information for RFI's for distribution when needed.

    • Review and Refer to approved shop drawings and submittals to ensure proper coordination and adherence to contract documents when necessary.

    • Comply with closeout procedure in accordance with the contract documents and in compliance with procedures outlined in the procedure's manual.

    • Provide expertise for the preparation of project schedule and notify scheduling department of any schedule changes and potential impacts.

    • Prepare 2-3 week "look ahead" schedules weekly.

    • Ensure projects are built per plans and specifications, codes and other such requirements.

    • Coordinate with project manager, project engineer and/or construction administrator to ensure procurement of long lead materials and equipment.

    • Participate in trainings and continuing education that compliments and is pertinent to improvements in field supervision.

    • Responsible for the day-to-day management of subcontractors.

    • Conduct weekly subcontractor meetings and toolbox safety talks.

    • Monitor subcontractor performance and resolve issues and disputes.

    • Oversee the implementation of changes to RFI's, ASI, SK drawings and or any other construction document modifications.

    • Monitor and assist the PM in the management of GC's to ensure profitability.

    • Preparation of and completion of preliminary punch list.

    • Assist with the preparation of punch list, complete and coordinate the final sign-off of punch list by owner's representative.

    • Seek out opportunities for growth in this area.



    Effective Communication



    • Establish and maintain an effective and professional onsite working relationship with all internal and external team members or partners. Including but not limited to the owner, architects, consulting engineers, inspectors, suppliers, subcontractors, self-perform foreman.

    • Maintain strong communication (verbal and documented) with the project manager regarding progress, issues and changes relating to specific jobs.

    • Develop and maintain communication with all governing agencies associated with the project.

    • Establish clear communication (verbal and documented) and solid working relationships with subcontractors in order to complete deliverables in a timely manner through the duration of the project.

    • Seek out opportunities for growth in this area.



    Effective Leadership



    • Perform and upload safety inspections at least once a week.

    • Effectively delegates tasks and responsibilities to job team members and subcontractors.

    • Be able to make decisions in a timely and decisive manner while including the collaboration of job teams.

    • Lead, mentor and assist in training team members.

    • Maintain h/d mission, vision, and values through internal and external interactions.

    • Promote Company Safety Values and ensure safety compliance per established processes and procedures.

    • Seek out opportunities for growth in this area.



    Financial Acumen



    • Responsible for the specific job completion process, including creating and meeting completion schedules, communicating job changes, maintaining budget constraints to increase profitability.

    • Enforce subcontracts, contract purchase orders, change orders and work orders to increase profitability.

    • Responsible for overall quality assurance and quality control of projects.

    • Seek out opportunities for growth in this area.


  • Requirements

    Education and Experience Required:



    • 10 years progressive related work experience in construction, 5 of which are in construction supervision. OR

    • Minimum of 5 years' construction supervision experience AND a bachelor's degree in construction management, Construction Engineering, Architecture, or related from an accredited four-year university or college

    • This position requires an OSHA 30 certificate, if the candidate does not have one, they will be required to attain an OHSA 30 certificate within the first 6 months of employment.



    Knowledge and Skills Required:



    • A broad knowledge of construction methods, materials and systems.

    • A good understanding of construction building concepts, scheduling, bidding, estimating and blueprint reading is essential.

    • Excellent interpersonal and communication skills, and a high level of integrity.

    • Excellent computer skills.

    • Can read and communicate plans.

    • Reliable transportation and a clean driving record. Desired:

    • Faster-than-average pace; ability to learn quickly, thoroughly, and in detail.

    • Must recognize and adjust to change.

    • Developing strategic, big-picture thinking backed by an added focus on the tactical aspects of the work while setting and achieving specific standards for self and for others with an emphasis on schedule and quality.

    Work Environment



    • While performing the duties of this job, the employee frequently inspects the project and maybe exposed to ongoing construction and various weather conditions, while wearing personal protective equipment.

    • The noise level in the work environment may range from moderate to loud.

    • The worker is subject to both environmental conditions due to work activities occurring both inside and outside.



    Physical Requirements



    • While performing the duties of this job, the position is moderately active and the employee is frequently standing, walking, reaching, bending, kneeling, stooping, crouching, crawling, and climbing.
