The location of this position is Mission, Kansas.

Manages real estate portfolio planning, design, construction, location, size, utilization, operation, and/or maintenance to: optimize employee work productivity, guarantee infrastructure reliability and control cost.

Key Roles and Responsibilities: Prepares both the strategic and tactical plans for property site location, acquisition, lease, use, remodel, repair, maintenance and disposition of AT&T real estate assets. Collaborates with business unit clients to incorporate their needs. Submits strategic plans to Senior Management for approval and implements such plans through daily tactical decision making. Controls capital and expense budgets related to leases, building construction and operations, employee moves, furniture deployment, capital item replacement, business unit initiatives and overall portfolio optimization. Performs complex economic analyses to justify the expenditure of capital and expense for all aspects of the operation of the portfolio. May monitor and/or analyze utility consumption including electricity, gas and water and provide recommendations for energy solutions as part of cost reduction initiatives. May oversee and guide the creation of architectural and engineering drawings and specifications, as well as building system and component standards. May be responsible for reading, creating programming and controlling strategies within building automation systems to improve operational efficiencies. Researches, recommends and implements new tools and methods to improve employee workplaces, building infrastructure and/or the financing of specific properties. Negotiates and manages contracts and/or leases and engages and directs the work of architects, engineers, real estate brokers, property managers and/or consultants. Collaborates and contributes with attorneys and consultants to ensure compliance with contract terms and conditions. Manages multiple complex real estate projects and/or purchase, sale and lease negotiations, and ensures compliance with cost and schedule parameters. May have 24/7 responsibility to respond to emergency situations. Works on complex problems where analysis of situations or data requires an in-depth evaluation of various factors. Exercises judgment within broadly defined practices and policies in selecting methods, techniques, and evaluation criterion for obtaining results. May have 24/7 responsibility to respond to emergency situations.

Education: Preferred Bachelors degree in Architecture, Building Science, or Engineering (Construction, Civil, Mechanical or Electrical) and or 5 years or more experience in field. Experience: Typically 5 or more years of experience in related field and or certification may be required. Supervisory: No. Environmental Requirements: This position may be responsible for contributing to AT&T's compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.
