Job Summary

Reporting to the HVAC supervisor, the Building Automation Systems Technician (BAS Tech) plays a critical role in monitoring and maximizing the efficiency and effectiveness of major building systems affecting our 1 million sq.ft. facility. The BAS Tech is responsible for programming, monitoring, installing, testing, re-commissioning, inspecting, diagnosing, and repairing the BAS to include HVAC, building lighting, and other integrated systems. The BAS Tech maintains and updates the graphical web interface that enables the systems monitoring and diagnosis and applies knowledge of multiple communications protocols.  The BAS Tech utilizes specialized knowledge of electronics, Direct Digital Control (DDC), airflow, hydronics, refrigeration theory, and control techniques, advancing the use of technology in building controls to drive automation and data analytics.

Principal Accountabilities

Program the BAS databases and sequences of operations; monitor, troubleshoot and refine the BAS to meet the equipment specifications in accordance with manufactures guidelines, resulting in optimized building equipment operation, energy utilization, indoor air equality and comfort; modify equipment and programming graphics as needed.  Perform end to end testing, troubleshooting, programming, downloading of programming, commissioning, and BAS repairs; install and modify alarms and trend configurations.  Perform high level data analytics and alarm reporting.  Interpret control drawings, plans, and specifications to test, program and troubleshoot the BAS systems.  ‘ Proactively identify and evaluate opportunities for improving sustainability increasing energy efficiency and reducing costs and consumption, with technology-driven solutions, especially. Stay up to date on technology advances to introduce innovative low cost, no cost and/or high rate-of-return options. Analyze potential savings or improvements and propose to RESG management for implementation. Perform preventative maintenance, site surveys, replacement, and modifications as needed and maintain a stock of DDC inventory and documents related to day-to-day BAS and HVAC activities.  Manage electrical and mechanical sub metering so that energy use can be measured and strategies can be implemented for energy saving programs. 

Other Accountabilities

May need to perform and assist contractors with inspection, installation, repair, and replacement of various components and/or systems and technical matters that effect efficient operation.  May serve as subject matter expert and interface with the project coordinators, HVAC technicians and engineers on project controls plans. Perform other duties, as assigned. Comply with all Bank and department policies and procedures.

Supervision

This position is not required to directly supervise others.

Knowledge and Experience

This position requires knowledge normally acquired through, or equivalent to, the completion of a Bachelor's degree in a relevant field, preferably computer programming or networks, and a minimum of 10 years’ experience in building automation control systems in large central plant operations in a downtown Class A property, as well as a Massachusetts Journeyman's HVAC/RE or Electrician license and Certification on Niagara-AX and Niagra 4.


  • Must be expert in computer networks and be committed to a continuous program of professional development in building automation systems. The ability to write and program, a sequence of operation using both graphical and line logic programming methods.

  • In-depth knowledge of both electrical and mechanical systems, as well as digital and pneumatic controls. 

  • Advanced understanding of all major energy management DDC controllers as well as front end systems.

  • Knowledge of industry standard communications protocols including BacNet/MSTP, LON, and Modbus and the relevant end devices. 

  • The ability to read and understand controls drawings, electronic schematics, electrical diagrams, and construction drawings.

  • Strong oral and written communications skills needed, including the ability to explain technical information in clear and simple terms for non-technical audiences.

Physical Requirements

This position involves movement between departments, floors and buildings to perform work. Staff are regularly required to stand, walk, reach and use hands and arms to grasp, lift and/or move equipment weighing 20-50+ pounds; speak and hear and occasionally required to taste and smell. They are frequently required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, work at heights and in environments with wide temperature ranges, working outside and inside. Specific vision abilities required include close vision, distance vision, color vision and depth perception.
