About the Role

As a Documentation Risk Specialist II, you will be responsible for analyzing commitments for new credit transactions for complex consumer real estate loans, determine the documents required, and establish a legally binding contract with the borrower. You'll secure a perfect lien against all intended collateral by partnering with external vendors and complying with internal bank policies as well as state and federal banking regulations. You will advise lending staff documentation issues and ensure proper approval of commitments.

What You Can Expect

You'll work both independently and with the team. You will work with your team on all loans to review, ensure appropriate documentation is attached, and ensure commitments are reviewed to prevent risk for the Bank. Your stakeholders will include internal customers within the different departments, primarily the Consumer Loan Processing team and external vendors.

You'll use our vendors to order and review the title, flood and appraisal documents for the loan requests. You will ensure service level agreements are kept and documents are being provided from our vendors in the expected timeframe, diligently following up when there are delays. You'll have to partner with vendors about the complexities of collateral property or any issues. Learning and staying up to date on all state and federal regulations and laws will be critical to secure the perfect lien. Typical loan volume is around 200-300 per month for the team.

How You'll Spend Your Time


  • You'll analyze loan worksheets for proposed new loan transactions, determine all necessary documentation required for each transaction and establish a comprehensive closing checklist.

  • You'll ensure proper approval of loans and adherence to policies; enters all follow-ups and exceptions into the tracking system with appropriate tickler dates through our Collateral Management System.


  • You'll prepare or audit complex loans, ensuring proper notes, security agreements, loan agreements, mortgages, disclosures, resolutions, etc., as required for execution at loan closing.

  • Relationship building will be critical for success, and you'll establish solid working relationships with vendors and internal departments to keep the loans going in a timely manner, while resolving any outstanding issues.

  • You'll keep vendors accountable by deadline, place orders, and manage reporting, while sending messages to vendors reminding them if they are overdue.

COMMUNICATION: You'll need exceptional verbal and written communication to express yourself clearly and concisely to internal and external clients, including C-level audiences.

TECHNICAL EXPERTISE: You'll be switching back and forth between applications and educating clients on our banking technology, so we'd like you to have excellent PC skills and a tremendous technical aptitude to learn systems quickly.

FINANCIAL ANALYSIS: Tech-savvy to validate and analyze lending documentation and structure loans.

RELATIONSHIP BUILDING: You enjoy building relationships with internal and external clients.

PROBLEM-SOLVER: You are able to track and solve complex problems in a variety of situations and function effectively in rapidly changing or uncertain conditions.

Education & Experience Requirements

This level of knowledge is normally acquired through a Bachelor's Degree in Business 2-3 years of related experience in Commercial Lending, Collateral or Loan Operations or equivalent combination of education and experience.
