Job Description:

The Analyst, Business Affairs is accountable for providing insights for day-to-day operations to the Business Affairs Team through financial analysis of negotiations, lease terms and strategize of the value of the deal while assisting with Credit tasks and others as assigned (such as entries into Salesforce and creating reporting).. The Business Affairs function is responsible for negotiations with multicenter tenants looking for lease restructuring, termination or who file bankruptcy. This team is responsible for creating the most value out of tenants looking to reduce their rental obligations while we balance the risk to URW and how to retain the most value.

Scope


  • Prepares reports and presentations and has the ability to tell a story with the data.

  • Uses lease knowledge, industry trends and commercial judgement to analyze tenant data to highlight trends and provide business insights.

  • Develops and publishes metrics to enable departments to meet targets.

  • Acts as the first point of contact for data requests and analytics.  

  • Develops new methods of reporting and evaluates existing tools to across the team to drive improvements

  • Identifies the point at which an ad-hoc report becomes a recurring requirement and seek to automate.

  • Solves complex problems through data analysis.

  • Identifies training opportunities as a result of analysis and partners with leadership to develop metrics and provide training.

  • Makes recommendations for improvements and leads projects within the Lease Administration team to support process improvements and efficiencies.

  • Maintains record of bankruptcy documentation.

  • Owns and improves existing tools used by team to drive negotiation strategy.

  • Highlights opportunities for legal action, proactive bankruptcy mitigation and negotiation improvement.

  • Review tenant financials and business documents to prepare a formal opinion on tenant health and credit worthiness.  Reviews these findings with senior leadership.

  • Inputs and tracks deal terms

  • Works with account payables team to ensure outside counsel’s invoices are properly processed.


Customer Relationship (Internal & External)


  • Develops & maintains relationship and internal partners to support asset strategy questions.

  • Demonstrates an ability to develop a deep understanding of portfolios and legal proceedings.

  • Utilizes relationships and connectedness with internal partners to do necessary work as efficiently and effectively as possible.

  • Responds to customers timely and accurately (internal and external)

Experience:


  • 3+ years in a progressive, fast paced externally facing customer service or operations role with diverse customers.

  • Computer skills required including proficiency in Microsoft Office and Microsoft Excel (including creating formulas, data tables develop reporting, Vlookups and pivot tables)

  • Financial acumen, with a strong focus on financial modelling.

  • Ability to draw conclusions and provide recommendations from large sets of data.

  • Preferred experience includes understanding of Real Estate and Property Management experience. Experience and use of an ERP software (i.e. JD Edwards), VBA coding, business analytics software as well as an awareness of best-practice solutions & interfaces for their respective field(s).

EDUCATION


  • Bachelors’ Degree


  • Preferred: BA/ BS degree in Accounting, Finance or related field; Paralegal, MBA or CPA. Property Management or Real estate experience is desirable.
