Job Description:


The Project Director, Re/Development will be based in San Diego and will report to the VP of Re/Development, West Region. The Project Director is responsible for leading the creation, merchandising, processing entitlements and execution of reinvestment opportunities, across the CA and CO regional portfolio. The Project Director will partner with the regional leasing, legal, construction, property management and national account teams to implement and drive value accretive projects. This position requires a proven track record in retail development/redevelopment, architecture or related experience. The Project Director will rely heavily on prior experiences in managing consultant teams, directing entitlements, project execution, team building, effective communication skills, and professional judgment. Regular travel throughout the region is required.


  • Provide leadership for assigned redevelopment related tasks, including but not limited to the following:
  • Development of project conceptual program through evaluating value add opportunities through densification, outparcel creation and property reconfiguration.

  • Evaluating value add opportunities through densification, outparcel creation and property reconfiguration to achieve the highest and best accretive reinvestment.
  • Creatively initiate site plan and design development.
  • Lead municipal entitlement processing to including meeting attendance.
  • Accountable for project costs, revenue, projected returns and asset stabilization.
  • Partner with internal team to drive project execution.
  • Direct third-party consultants.
  • Contract administration.
  • Coordinate with regional leasing and construction teams from project conception through stabilization.
  • Travel to assets/markets/tenants as may be required.

Professional Experience & Qualifications:

  • 7 - 10 years combined Retail Development / redevelopment/ architectural / project finance experience.
  • College/university degree required. Advance degree preferred.
  • Creative skillset to envision value accretive reinvestment opportunities.
  • Proven track record in processing entitlements including but not limited to: Preapplication submittals, Design Review Board, community outreach, planning commission and city council hearings.
  • Architectural, Civil Engineering, Land-Use Attorney, and other third-party consultant management.
  • Technically proficient in reviewing lease documents, title reports, architectural/civil/ALTA survey plans.
  • Established relationships with national retailers.
  • Effective leadership and project management skills.
  • Working knowledge of MS Project, Excel, PowerPoint and MS Word.
  • Knowledge of CAD/PDF/Photo shop. E-builder experience a plus.
  • A strong passion for real estate.
