JOB SUMMARY


This role is responsible for analyzing performance a variety of seniors housing operating (SHO) portfolios at the company and is responsible for providing analysis and support for a variety of asset management and value creation functions in order to improve cash flow, and thereby drive value, in our owned investments. 


This position will focus on specific segment level analysis and will support the processes outlined above. In addition, this position will: 1) conduct financial and variance analysis relative to forecast and investigate material differences (NPV, DCF, IRR, etc.)  2) support ad hoc investment analysis 3) create and maintain updated financial models and 4) liaise with departments across the organization 5) liase with the operators in order to monitor performance and drive performance improvements within the portfolio 6) identify value creation opportunities and build firm-wide processes around these initiatives to carry them through


KEY RESPONSIBILITIES



  • Assist with the monitoring of NOI, expense and other variances through monthly and quarterly reporting

  • Assist with property level budgeting and forecasting for the operating portfolio

  • Conduct variance analysis and provide commentary outlining key performance drivers. Work across cross functional teams as needed to provide insights into base level data

  • Review property, operator and portfolio level financial statements including, but not limited to, income statement, balance sheet, cash flow statements, rent rolls and capital expenditure statements

  • Participate in regular performance meetings with operators and segment level leadership

  • Assist in the review and analysis of operator-provided annual budgets and reforecast budgets including operating expenses, revenue assumptions, and capital expenditures

  • Assist in the review of quarterly reforecasting process, including operating expenses, revenue assumptions, and capital expenditures

  • Property level and operator level reporting trend analysis, active involvement with Asset Management and Investment teams on compilation of market studies, competitive analysis and strategy

  • Monitoring property and operator level performance metrics and preparing quarterly analysis and reports

  • Conducting property visits and preparing property and local market assessments

TRAVEL


Some out-of-area and overnight travel may be expected. 10-15% domestic travel


MINIMUM REQUIREMENTS


Experience: 1-2 years of experience in real estate and/or finance. Previous real estate financial modeling experience, preferred. Strong proficiency in MS Excel required.


Education: Bachelor’s Degree required, preferably in Finance or Business Administration.
