The Senior Maintenance Technician is responsible for assisting in the operation and maintenance of tenant owned systems, equipment, and furnishings. Performs general building maintenance and lab equipment maintenance tasks to help preserve the function and aesthetics of the tenant.
Job Description:
General Maintenance Tasks
Performs preventive maintenance and inspections on building electrical equipment and systems i.e., tests electrical lighting, monitors systems, all within a commercial building environment
Assists in developing preventive maintenance programs for all equipment
Utilizes computerized maintenance management system to manage corrective work orders, planned maintenance (PM), and asset management.
Attends all internal coordination meetings as required
Maintains work logs i.e., records of wiring
Prepares various reports as necessary
Performs additional duties as requested i.e., maintains inventory for supplies and parts, requisitions parts/equipment as needed, performs various general maintenance functions as requested, coordinates activities of outside contractors
Maintains work area in a clean and safe condition. Complies with C&W, Client and OSHA safety policies and regulations
Ensures assigned work tasks meet quality standards
Promotes the development of quality improvements through the initiation of process improvements
Willing to work overtime as needed and be included in a rotational on-call schedule
Building Engineering Tasks
Represent Client when working with building ownership on base building systems affecting Client
Troubleshoot and repair Client owned mechanical, electrical, plumbing systems whether lab or office support related
Coordinate and escort vendors ensuring minimal impact and downtime
Perform and document building rounds to ensure equipment and systems are working to specification
Perform corrective and preventive maintenance work per Client owned work order system. Assist in updating job plans and frequencies to capture Client owned equipment
REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):
CFC License
High School graduate, GED, technical school or equivalent experience.
Minimum Journeyman's Electrician license from local jurisdiction.
Minimum three (5) years' experience working as an electrician, preferably in a GXP/GMP setting
OSHA 10 Certification
Well versed in electrical codes and theory
Knowledge of national electric codes
Demonstrated a positive attitude
Able to work with computers, automated controls and their associated operating systems
Must be able to follow written and verbal instructions
OTHER REQUIREMENTS
Must pass criminal background check
Ability to lift 50 lbs. unassisted
Must be able to climb and work from ladders and aerial lifts safely
