BASIC FUNCTION: Maintain repairs and services of all campus structures and machinery including air conditioning and heating systems, electrical, plumbing and structural improvements in all identified on and off campus buildings and/or equivalent.

SUPERVISORY AUTHORITY: Involves no responsibility or authority for the direction of others. Works independently with minimum supervision.

NATURE AND SCOPE: The incumbent will be exposed to every level of the University community and on occasion consults with outside vendors/contractors.

PRINCIPAL ACCOUNTABILITIES: Realigns fans, motors, air handlers, pumps and/or other building equipment for proper operations. Replaces belts, adjusts pulleys and changes filters. Lubricates motors, air handlers, pumps, compressors, linkages, and other building equipment. Diagnose utilizing building automation systems.

Replaces motors, bearings, fans and pulleys. Cleans evaporators, condensers, relays, chill water coils, humidifiers, air handlers, steam applications, and strainers. Changes oil in compressors and vacuum pumps.

Cleans compressors electric contacts or relays. Performs major services, repairs and installations on a wide variety of air conditioning units and packaged type units, split systems and central air conditioning units. Provides services for heating, ventilation, air conditioning systems.

Diagnoses malfunctions and repairs, installs or replaces various equipment including commercial kitchen appliances, plumbing and fixtures also electrical and fixtures. Maintains structural repairs such as walls, ceilings, stairs, doors, etc. Performs scheduled maintenance tasks, answers emergency or trouble calls, conducts preventive maintenance procedures.

CORE COMPETENCIES: Ability to inspect and diagnose malfunctioning of equipment and to make repairs.

Competence in both written and oral English.

Ability to establish and maintain effective and harmonious relationships with staff, students, faculty, University Officials, and the general public.

POSITION TYPE/EXPECTED HOURS OF WORK

This position is "essential," which may require work during weather emergencies or any other type of emergency.

MINIMUM REQUIREMENTS: High School Diploma, GED, or equivalent combination of education and 5 years or more of experience. Vocational training applications may be substituted for actual work experience. This position is essential to the day to day operation of the university. The incumbent will be expected to work from a ladder or work platform, must be able to lift and carry 50 pounds. May be exposed to working in confined spaces or inclement weather on occasion. The incumbent will be expected to be "on-call" for after hour, weekend and holiday emergencies.
