Job Title: Field HVAC Manager




Summary:



EMCOR Services Aircond seeks an Field HVAC Manager. The Field HVAC Manager will oversee operation and maintenance of plumbing, electrical, HVAC and all other building systems for 6 O&M client based locations in Georgia and the Carolina regions. Will manage site based HVAC technician and client relationships in a cost effective manner.



Overview of position responsibilities:



  • Back-Fill sites where Site-Based technicians are using their PTO, where required.

  • Conducting Field Quality control on all equipment assigned.

  • Some travelling is required.

  • Overseeing operation and maintenance of plumbing, electrical, HVAC and all other building systems, where applicable.

  • Provide some Facilities support on EMCOR/Aircond facilities as required.

  • Supervise maintenance/technician, to include training and personnel development.

  • Meeting with O&M Clients monthly, or as needed.

  • Manage workflow and create written and oral reports for upper management.

  • Recommend and implement improvements for the preventative maintenance program on an ongoing basis.

  • Ensure training and adherence to building emergency procedures.

  • Develop specifications, solicit, and administrate maintenance service contracts.

  • Assist in resolving maintenance and engineering issues as required.

  • Review preventative maintenance work orders to ensure completion in a timely manner.

  • Write SOP's. (Standard Operating Procedures).

  • Vendor management and Vendor negotiations.

  • Research and develop scopes of work for review with management on all work outside of standard repairs.

  • Develop checklist and maintain a CMMS (Computer Maintenance Management System).

  • Perform special projects as assigned.

  • Routinely inspect buildings, grounds, and equipment for unsafe of malfunctioning conditions.

  • Implement and administer inventory control programs and purchase supplies.

  • Coordinate maintenance efforts with outside contractors and technicians.

  • Ensure the cleanliness and appearance of all work areas.

  • Respond quickly to emergency situations.

  • Comply with all applicable codes and regulations of all governmental agencies having jurisdiction.

  • Perform Safety Audits to ensure all technician Safety reports are current and on time.

  • Assist O&M General manager with Budget and vendor setup.

  • Provide guidance and leadership.


REQUIREMENTS:



  • Computer skills in Microsoft Office and various operating systems is a plus.

  • Knowledge of the equipment, tools and materials used in building maintenance.

  • Excellent troubleshooting skills.

  • Ability to keep simple records of activities performed and complete basic reports.

  • Ability to read and understand blueprints and other technical documentation.

  • Ability to maintain good working relations with Client and their Staff.

  • Universal CFC certification.

  • Availability to work overtime and On-Call as needed.

  • Strong organization and communication skills a plus.

  • Must possess a valid driver's license




Qualifications:




Education and/or Experience



Must possess high school diploma or equivalent plus HVAC technical certification with a minimum of 10 or more years experience with commercial HVAC equipment. 8 years experience in Facilities or Property Management. At least 2 years of prior experience in a supervisory role preferred.

    Direct management of employees in the Service Department.

    Ability to read, interpret and analyze routine business communications and to compose standard business correspondence. Must be able to present information, data, facts and figures across all organizational levels.



    REASONING ABILITY



    Ability to apply common sense understanding to carry out detailed and sometimes complex written or oral instructions. Ability to deal with problems involving concrete variables in standardized situations.



    MATHEMATICAL SKILLS



    Ability to perform simple mathematical functions such as addition, subtraction, multiplication, division, averages and percentages.
