Job Description:

The Commercial Property Manager/Association Manager is responsible for overseeing the day-to-day operations of all commercial property management and the management of all owners associations that are represented by The Blake Property Management. This includes but is not limited to condominium owners association board activities, financial management of the budget, property management and ensuring our homeowners and commercial tenants are happy. This individual is responsible for fulfilling all obligations set forth in all commercial leases and governing condominium owners association documents. In addition, fluency in all aspects of the commercial leases from a legal terms/parameters, business terms/parameters, and the ongoing servicing of our commercial tenants and condominium owners association Board of Directors. This individual will be responsible for overseeing interdepartmental communications and outlining standard operation procedures with other relevant departments. Additionally, this individual will be responsible for monthly reporting on rent payments, gross receipts, and general revenue.

Essential Job Responsibilities
Provide a First--Rate Employee ExperienceConnects with all homeowners and commercial tenants in a genuine and carrying wayUpholds all TSVI operational standards that align with the brand business strategy and executionWorks collaboratively to put sustainable work processes and systems in place to support the execution of all owners association operations and commercial onsite operationsCOA Budget management; includes adhering to the budget as well as assists in the preparation of the annual budgetOversees administrative functions of the COA in accordance with the CC&R documentsAttends and facilitates COA meetingsOversees the maintenance and occupancy of commercial properties Assists in negotiating new lease contracts Works collaboratively with accounting in making sure lease terms are being met by tenants with regards to rent being paid correctly and timelyWorks collaboratively with TSVI legal counsel as needed Meets with potential clients and tenantsCollects rent from tenantsHires contractors, or works with internal facilities team, to service properties Fosters professional partnerships with tenants and ownersGuides the board on appropriate property management requirements and governance complianceManages Board of Directors and Members of the board, training, and guidelinesServes as a liaison to Association shared services Directors (i.e., Housekeeping, engineering, security, human resources, and accounting)Provides input and planning on an ongoing basis to address business needs and maintains operational service standardsTracking and responding to all tenant complaints in a timely matterEnsuring all building utilities are working properly and communicating with the right party to fix any issues Job requires sitting, crouching, and standing for extended periods of timeSolve problems with a "can-do" attitude Find a way to say "yes" to tenant needs. Qualifications/Knowledge

Work Environment:
TSVI is located in a high-altitude alpine environment. Position may require travel on uneven, snow packed, or icy terrain and may be exposed to wet, cold and/or humid conditions.

Physical Demands of Position Include:
Must be able to sit at a desk for at least 5 hours per day. Walking and standing are required the rest of the working day. Requires grasping, writing, standing, sitting, walking, repetitive motions, listening and hearing ability and visual acuity.

Background Check:
Positions dealing with children, of safety sensitive and/or confidential nature, require driving or positions that handle cash may require a background check and MVR check. Employment is contingent upon a favorable background check and MVR check.
