JOB SUMMARY
The Maintenance Tech III is to oversee the general upkeep of the hotel property and infrastructure, maintain building operations, and ensure that the facilities are safe and functional at all times. The Maintenance Tech III will manage technical repairs, aesthetic maintenance, and manage routine maintenance and emergency repairs to prevent and resolve safety or comfort issues.


CORE RESPONSIBILITIES


  • Respond and attend to guest repair requests.

  • Communicate with guests/customers to resolve maintenance issues with little to no supervision.

  • Perform preventive maintenance on tools and equipment, including cleaning and lubrication.

  • Visually inspect tools, equipment, or machines.

  • Carry equipment (e.g., tools, radio).

  • Identify, locate, and operate all shut-off valves for equipment as well as take required readings on equipment.

  • Maintain maintenance inventory and requisition parts and supplies as needed.

  • Ensure each day’s activities and problems that occur are communicated to the other shifts using approved communication programs and standards.

  • Display ability to read standard blue-prints and electrical schematics concerning plumbing and HVAC.

  • Display engineering operations skills and solid general mechanical ability.

  • Display proficiency in at least three of the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, and/ or general building management.

  • Display solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.

  • Safely perform highly complex repairs of the physical property, electrical, plumbing and mechanical equipment, water lines, air conditioners, refrigeration and pool heaters - ensuring all methods, materials and practices meet company standards and Local, State, and National codes - with little or no supervision.

  • Troubleshoot and perform repairs on all types of equipment (e.g., pump and motor replacement), plumbing (e.g., plunge toilets and unclog drains), electrical equipment including lamps, air conditioners, HVAC equipment, cosmetic items, extension cords, vacuum cleaners, internet devices, furniture, kitchen equipment, swimming pool/ spa, sheet rock/ wall coverings, replace electrical switches and outlets, program TV's, and program hotel electronic lock systems.

  • Perform advanced troubleshooting of hotel Mechanical, Electrical, and Plumbing (MEP) systems.

  • Follow all company and safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials.

  • Ensure uniform and personal appearances are clean and professional, maintain confidentiality of proprietary information, and protect company assets.

  • Welcome and acknowledge all guests according to company standards, anticipate and address guests’ service needs, assist individuals with disabilities, and thank guests with genuine appreciation.

  • Adhere to quality expectations and standards.

  • Develop and maintain positive working relationships with others, support team to reach common goals, and listen and respond appropriately to the concerns of other employees.

  • Enter and locate work-related information using computers to include repair and preventative maintenance records.

  • Perform other reasonable job duties as requested.

KNOWLEDGE, SKILLS, AND ABILITIES


  • Display basic computer skills including inputting air handler schedules and making temperature changes.

  • Ability to communicate with guests and housekeepers using clear and professional language and respond to requests and questions.

  • Must be able to effectively communicate both verbally and written, with all level of employees and guests in an attentive, friendly courteous and service oriented manner.

  • Must be able to multitask and prioritize departmental functions to meet deadlines.

  • Maximize efforts towards productivity, identify problem areas and assist in implementing solutions.

  • Must be effective in handling problems, including anticipating, preventing, identifying and solving problems as necessary.

MINIMUM QUALIFICATIONS


  • Display basic knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building.

EDUCATION/ FORMAL TRAINING


  • High School diploma or equivalent and/or experience in a hotel or a related field required.

  • At least one year of progressive experience in a hotel or related field preferred.

  • Trade school and/or College course work in related field helpful.

SUPERVISORY RESPONSIBILITIES


  • None

WORK ENVIRONMENT


  • Outside 80% of working shift.

  • Exposure to both stable and extreme variance of hot and cold temperatures.

  • Outside exposure to all weather elements and extreme fluctuations of temperature.

  • Prolonged standing, walking, bending, reaching, and heavy lifting.

PHYSICAL DEMANDS


  • Exert in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently and/or in excess of 20 pounds.

  • Move up and down stairs, service ramps, and/or ladders.

  • Reach overhead and below the knees, including bending, twisting, pulling, and stooping.

  • Continuously standing and/or walking to accomplish all that is required for position.

  • Ability to drive a golf cart and pass the property golf cart safety test.
