Job Description:

Under the direction of the Vice President of Hospitality, the Director of Engineering has the overall responsibility for the ongoing maintenance of the TSV Lodging and Property Management properties and all its operational components and maximizing the energy and water efficiency of each building. This includes ensuring a first-class facilities management program, the management of various construction projects, the effective use of building management systems (Building Automation Systems, Energy Management systems), providing exceptional leadership to a maintenance staff of approximately 30 staff members, preparing budgets, forecasts, long-range plans, effective vendor management and expense management. This position is responsible for administration and execution of policies, procedures and programs that ensure the immaculate maintenance, repair and operation of equipment and systems as well as reducing the buildings carbon footprint.

Reports to senior management and notify areas needing attention, in respect to major repairs.
Ensures that maintenance order registers are completed daily and in accordance with statutory regulations and established protocols and procedures.
Manages facilities' 10-year plans and recommends additions and changes as conditions dictate. This includes performing an annual review of all critical systems components through consultants' reports and historical data.
Oversees the timely repairs, minimizing any disruptions to the operation.
Oversees and directs the preventive maintenance programs to ensure that all equipment performs at optimal efficiency and longevity.
Ensures proper implementation and upkeep of work order system.
Regularly review reports to analyze and identify solutions for recurring problems.
Works with the Management Team to ensure the daily operational needs are met.
Work in close association and cooperation with other Departments to help achieve our common goals including reducing our carbon emissions and water usage.
Effective use of building management technology including the EEMS system, Building Automation System, metering, Preventative Maintenance Program (PMP) and more.
Builds and maintains positive working relationships with all local and/or county building and emergency services officials, staff, tenants, vendors, personnel, and the Senior Management.
Partners with Security to ensure that emergency needs are met.
High level decision making on property logistical issues and expense approvals/controls.
Maintains a well-defined and organized system for inventory, maintenance and storage of all tools, products, materials and equipment necessary to effectively operate the Department.
Possess and maintain a thorough understanding of industry and stays abreast of industry trend.
Have a clean and neat appearance.
Performs other duties as assigned.

Outside Contractors

Administers and oversees contracts related to work being done by outside contractors.
Coordinates the bidding, selection and contracting processes and monitors the daily performance of all contractors providing services, ensuring that proper administrative procedures, approval processes and documentation are followed, and?quality standards are met.
Direct responsibility for holding contractors accountable to their contractual obligations, negotiating contracts and overall expense performance for assigned areas.
Ensures that 3rd party repairs and maintenance are done in a timely fashion.

Financial

Ensures that all billable repairs are appropriately accounted for.
Establishes and administers special project & maintenance budgets.
Enlists prior authorization for major expenses.
Monitors the purchase of supplies to ensure quality, price competitiveness and timely deliveries. Control maintenance inventory and ensure that adequate supplies and materials are available.
Participate in planning of any capital project funding projections.
To prepare and submit, on the required format, all information necessary for budgeting and inventory purposes annually, seasonally, or quarterly as requested.

Compliance

Ensures OSHA compliance in all applicable areas to include but not limited to: PPE requirements, hot work permits and lock out tag out procedures. Also ensures personnel are properly trained.
Ensures that maintenance, fire, and evacuation equipment is up to date and property is environmentally safe.?
Ensures thorough and accurate documentation (base building drawings, tenant construction drawings, OEM manuals, specifications, & cut sheets, etc.) is maintained safely and securely. Ensures full compliance with records retention policy.
Ensures that all required inspections, certifications, and historic documentation is properly administered in accordance with the authority having jurisdiction.
Inspect and maintain safety logs for entire property.

Environment

Optimizes buildings for maximum energy and water efficiency.
Keeps and environmental lens on all decision making.
Maintains green building certifications, i.e. LEED, through recommissioning building.
Constantly seeks to improve indoor air quality through HVAC systems and choice of paint, cleaning products, and general maintenance items.
Reduces waste-to-landfill products; avoids single-use plastic items; repurpose or recycle to the greatest extant possible.
Uses local third-party contractors when possible.

DEPARTMENTAL RESPONSIBILITIES

To ensure that all hotel rooms, residences, workforce housing buildings, commercial properties, public rooms, pools and hot tubs and are operating and properly maintained as needed. This does not include housekeeping responsibilities.
Ensure that facilities are checked regularly for repairs and refurbishing.
Directs all programs necessary to ensure the common areas of the Facilities are maintained in accordance with company standards.
Manages the utilities program, ensuring optimal energy efficiency, proper metering infrastructure and overall effective management of all utilities serving the property.
Works with appropriate staff to ensure that the standards of all lease requirements are administered.
Interfaces with the leaseholders on daily operational issues (i.e., utilities, leaks, trash, etc.) to ensure a seamless operation. Demonstrates a professional and supportive Customer Service approach with leaseholders, guests, and all Departments.

Energy Management System
Kitchen (residential/resort), Laundry and Spa Equipment repairs and maintenance.

Plumbing supply and waste systems.
Low and high voltage power systems

Electrical and mechanical rotating equipment and devices
Illumination systems
Communication systems including phone and internet
Television and other video systems
Security and life safety systems


SUPERVISORY RESPONSIBILITIES

Hires, trains, supervises, motivates, and develops staff of approximately 30 manages schedules and workflow.
Provides day-to-day guidance and oversight to staff; actively works to promote and recognize performance.
Keeps up to date on overall activities of the team, identifying problem areas and taking corrective actions.
Prepare weekly schedule for all maintenance staff in accordance with business needs, avoiding over staffing and overtime.
Provides timely performance evaluations and makes recommendations for pay increases.
To ensure effective communications through attending meetings and imparting information at regularly held staff meetings.
Report any work-related injuries to the Risk Manager in a timely and complete manner.
Coordinates, supervises, demonstrates, educates, and assists staff to complete assignments and tasks with high quality and productivity.
Responsible for PPE (personal protection equipment) use and daily maintenance.
Lead and manage an in-house Staff to ensure maximum productivity which may include reviewing assignments, results, ensuring that tasks are completed to standards.
Ensuring that coaching and disciplinary action is administered appropriately and fairly.
Administer performance reviews and salary adjustments to ensure they are done equitably and fairly. Clearly identify achievable goals and the term allotted for that success.
Develop and maintain a current training protocol for staff.
Provides guidance, direction and expertise to all supervisors and staff in the Facilities and Maintenance Departments

Ability to handle multiple tasks.
Must be schedule-flexible and be able to work non-traditional days and times. On call on a 24-hour basis. Available to work evenings, weekends, or holidays.
Three to five years related experience or equivalent.

Understanding and knowledge of accounting practices, skills, and terminology
Ability to develop, manage and forecast budgets & 10-year plans
Ability to read and interpret blueprints, contracts, and legal documents
A thorough knowledge and understanding HVAC, electrical, plumbing, elevator/escalator, telephone/data, internet, fiber optic, CCTV, and fire protection systems
Knowledge and experience with computerized preventative maintenance software, building automation and life safety systems
Ability to work positively and productively with contractors and building officials

Education/Vocational Training

Bachelor's degree in an Engineering discipline or equivalent practical education and experience that exhibits a history of achievement and excellence in the facility/hotel maintenance field.
Strong technical knowledge on systems used in current facilities management practices
Technical certifications in Facilities Management are preferred
LEED-Certified professional preferred
Experience reducing buildings carbon emissions
