ASSISTANT SERVICE DIRECTOR


POSITION SUMMARY/OBJECTIVE


Assistant Service Director will oversee and enhance service, maintenance, turnover management, and asset preservation. This position requires an individual who is an exceptionally strong leader to organize and orchestrate high work volume through effective communication and delegation to a large and growing facilities team. This position plays a critical role in portfolio-wide facilities and maintenance strategies, driving operational changes that improve efficiency, accountability, and expense reduction.


ESSENTIAL DUTIES AND RESPONSIBILITIES



  • Participate in the analysis of business division metrics, providing recommendations for process improvements or changes as necessary, and implementing via focus on documentation, training, and compliance

  • Oversee and assist in the organization of inbound volume of work order requests to properly categorize, prioritize, mitigate and delegate R&M work to technicians, guiding on optimal, cost- effective solution across multi-site properties and thousands of units

  • Manage monthly unit turnover volume ensuring team delivers target unit production on time and on or below budget, increasingly leveraging internal resources

  • Monitor key operational and productivity metrics to ensure staff and vendors are completing target work volume on time and on or below budget

  • Hire, manage, and train staff including R&M technicians, turnover technicians, and vendor roster to ensure that company standards for quality of work, conduct and customer experience are not only met, but are exceeded


MINIMUM QUALIFICATIONS



  • Excellent verbal, written, and executive presentation skills

  • Effective communication skills in interacting with residents, vendors and management, with strong customer service orientation

  • High mechanical competency – Need to understand houses, how their systems work and how to address the most frequent repair requests

  • Familiarities with applicable building codes, ordinances and State and local regulations and have knowledge in the proper methods of storing equipment, materials and supplies

  • Equivalent of a Bachelor’s Degree and 5+ years of a related background with demonstrated advancement of responsibilities and proven experience in leadership roles

  • Understanding of the residential property management industry and an ability to identify opportunities and implement processes to improve efficiency, service, and expense control

  • Excellent knowledge of tools of the trades, materials, best scoping practices and cost-effective solutions in maintaining single family residential homes

  • Strong PC skills and the ability to manage, coordinate, and communicate via a digital platform with a focus on operating metrics

  • Pass a motor vehicle, drug screen, credit, and criminal background check including a valid driver’s license

  • Valid driver's license is a requirement


PREFERRED EDUCATION AND EXPERIENCE



  • Knowledge of Yardi Property Management Software

  • Direct experience in the Single-Family Rental Home (SFRH) industry

  • Job history managing 10+ person staff across thousands of units

  • CPM, CFM, RPA and/or SMA designation

Travel is primarily local during the business day.
