What Will You Do

The Operations & Maintenance Site Compliance Supervisor is part of our Building Technologies & Solutions business at Johnson Controls. This position will be working onsite at a local customer location helping manage the day to day operations of their facilities while overseeing administrative staff, contractors and Technician schedules. Ideal candidate will have strong administrative, maintenance/hands on, some mechanical and technical experience with leadership background and Facilities Operations & Management experience. How Will You Do It

Responsible for the execution of contract compliance, administrative duties, Operations & Maintenance (O&M) account support and contractor compliance at the project site.  Supervise a staff of maintenance specialist and/or sub-contractors responsible for maintaining all campus buildings or other contracted activities.  Communicate with client and O&M team on all issues concerning execution of the contract and compliance. Ensures work flow achieves goals in areas such as profitability, accountability, and customer satisfaction. You will also support staff for occasional special projects, client relations, employee development, retention, and safety program compliance while ensuring high levels of operating performance as measured by customer satisfaction, profitability, and growth. The position oversees contractors who performs a variety of repairs and services in a specialized building system environments with an emphasis on HVAC, Mechanical Systems, building maintenance, carpentry, painting and plumbing activities. Working knowledge of Electrical / Electronic BAS, and other similar types of related equipment and systems is a PLUS.

•             Responsible for hiring, training, performance management and scheduling the administrative staff needed to fulfill O&M contractual obligations.

•             Responsible for scheduling and planning for a variety of general maintenance activities.  This may include repairs, carpentry, painting and minor facility repairs to building systems, electrical fixtures, small machines, and equipment.

•             Communicates with client and other facility occupants to ensure customer satisfaction and enhance our opportunity to improve service and processes recognizing opportunities to secure contract extras.

•             Maintains facility and O&M equipment such as boilers, air handling units, roof top equipment, split system AC units and appliances, etc.

•             Ensures implementation of employee training and development plans.

•             Provides standard management reports as requested by the operations management team and the client.

•             May be required to be on call to provide telephone assistance as well as emergency response to the facility.

•             Requisitions new supplies and equipment while adhering to cost or overhead budgets.

•             Ensures compliance to all city, state, and federal license and certification requirements.  Maintains and submits all records and documents to proper authorities.

•             Reviews all work and assures performance in accordance with established safety procedures.

•             Complies with all company policies and procedures and adheres to company standards.

•             Performs other duties as required.

What we look for

•             Two-year technical degree or equivalent field experience.

•             Five or more years’ experience in general maintenance work or equivalent.

•             Demonstrated leadership abilities.

•             Able to manage and train entry-level personnel.

•             Able to deal with customers and others at all levels.

•             Requires some working knowledge of various maintenance fundamentals, sufficient to deal with service and repairs.

•             Working knowledge of QFM and/or Metasys (BMS), HVAC and Fire Life Safety Systems a plus.

•             Basic Electrical system working knowledge.

•             May be required to possess a valid driver’s license.

•             Must be a team player committed to working in a quality environment.

•             Must be able to pass a thorough background check and subject interview.

HIRING SALARY RANGE: $60,700 - $75,900 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)  This position includes a competitive benefits package.
