Purpose of Your Job Position
The primary purpose of your job position is to plan, organize, develop, and direct the overall operation of the
Maintenance Department in accordance with current federal, state and local standards, guidelines, and
regulations governing our community, and as may be directed by the Administrator and Facilities Manager at the
Management Company, to assure that our community is maintained in a safe, ascetically pleasing and
Delegation of Authority
As Maintenance Director, you are delegated the administrative authority, responsibility, and accountability
necessary for carrying out your assigned duties.
Every effort has been made to identify the essential function of this position. However, it in no way states or

work is similar, related, or is an essential function of the position.
Works in office areas as well as throughout the community (i.e., power rooms, resident rooms, therapy rooms, dietary, etc.).
Moves intermittently during working hours.
Is subject to frequent interruptions.
Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances.
Is subject to hostile and emotionally upset residents, family members, personnel, and visitors.
Communicates with maintenance personnel, department directors, staff, residents and families, vendors, etc.
Works beyond normal working hours and on weekends and holidays when necessary, as well as in other positions as needed.
Is subject to call back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.).
Is required to be on-call in the event of an emergency situation.
Attends and participates in continuing educational programs.
Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, as well as to reactions from dust, disinfectants, tobacco smoke,
and other air contaminants.
Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses.
May be subject to the handling of and exposure to hazardous chemicals.
Maintains a liaison with other department supervisors to adequately plan for maintenance services/activities.
May be required to work in cramped spaces and in adverse weather conditions.
Must possess, as a minimum, a high school diploma or its equivalent.
Must have, as a minimum, one (1) year experience in a supervisory capacity, and 2-4 years in a maintenance/plant related position.
Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems.
Must have the ability to read and interpret blueprints.
Must be knowledgeable in building codes and safety regulations.
Must be licensed in accordance with current applicable standards, codes, labor laws, etc.
Must have current driver license and proof of liability insurance. Must abide by company auto policy.
Must be able to read, write, speak, and understand the English language.
Must possess the ability to make independent decisions when circumstances warrant such action.
Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public.
Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations and guidelines governing maintenance functions in
nursing care facilities.
Must possess leadership ability and willingness to work harmoniously with and supervise other personnel.
Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance
Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance areas; must perform regular inspections of
resident rooms/units for order, safety, and proper performance of equipment.
Must have patience, tact, a cheerful disposition, and enthusiasm, as well as be willing to handle residents based on whatever maturity level they are
Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation.
Must be able to relate information concerning a resident’s condition.
Must not pose a direct threat to the health or safety of other individuals in the workplace.
