LB&B Associates Inc. is currently seeking a Building Automation Systems Administrator.
Qualifications: A bachelor's degree in mechanical or electrical engineering and a minimum of 3-5 years experience of related experience. Knowledgeable of theory related to electrical and pneumatic instrumentation/controls and methods for testing, troubleshooting and calibrating such devices and systems. Must have and understanding in electronic, electrical and pneumatic instrument and control work associated with industrial refrigeration and HVAC systems to include sequence of operation for recording devices, microcomputer and auxiliary equipment. Must be able to analyze and repair malfunctioning electronic, electrical and pneumatic instruments and controls, etc., and perform work requiring mental and visual attention, manual dexterity and coordination. Must be able to read and interpret technical instructions involving control diagrams, drawings and wiring diagrams. Ability to use electronic, electrical and pneumatic test equipment.
Duties include but not limited to: Analyzes various control systems and makes modifications to upgrade these systems so as to improve the overall reliability and efficiency of the subsystems as a whole. Diagnoses, tests and repairs any malfunctioning instruments and controls, on site or in the workshop. Assists in the investigation of major equipment failures where instrumentation or controls may be involving associated equipment or functions. Installs new equipment/ instruments and follows through to make the system operational. Reads and interprets blueprints, schematics and manufacturer's instructions. If needed, traces control wiring and draws ladder diagrams
Serves as an advanced instrument repairer. Performs involved maintenance testing, calibration and repairs on conventional and complex, state of the art electronic, electrical and pneumatic control systems, instruments, meters and recorders. Works on controls and instrumentation related to refrigeration and HVAC systems. There are individual chillers in the system as large as 1500 tons in capacity. Most heating and cooling systems operate on a continuous basis throughout the year and are serving federal buildings and facilities that house critical archival material.
Perform testing and repairs on electronic, electrical and pneumatic instruments and controls such as pneumatic to electronic transducers, valves and valve positions, ring balance meters, differential pressure transmitters, pneumatic feedback controllers, electronic and pneumatic temperature, pressure and flow measuring and transmitting devices, micro computers, watt load chillers, and electronic/pneumatic graph recorders. The Pneumatic & Electronic Control Technician not only repairs/calibrates individual instruments and controls on a system but must also be able to troubleshoot/fine tune the control system as a whole. These control systems must be adjusted and optimized so as to result in the most efficient/economical operation of the HVAC and Central Refrigeration Systems. Utilizes numerous types of pneumatic/electronic test instruments and optimizes controls on chillers ranging from 500 tons to 1500 tons, to obtain maximum achievable efficiencies. Assignments are made orally or in writing and may be accompanied by blueprints, sketches or manufacturer's literature. Incumbent is expected to perform work independently and on their own in the absence of blueprints. The work is checked and reviewed by supervisors upon completion.
