Responsibilities

Reporting to the Real Estate Administrator | BuildingnManager and Director of Real Estate | Planning Design & Construction, thenAssistant Property Manager is responsible for assisting in the management ofnall the off-campus properties owned and operated by UCLA Health.

Responsibilities include but are not limited to:nAsset management duties; Tracking space requests, allocations, and assignment;nObtaining appropriate space request authorizations, and executing OccupancynAgreements with other UCLA Health user groups; Managing vendor and maintenancencontracts; Developing rental and operating expense reports and projections;nGeneral building and property management services. In addition, the Assistant Property Managernwill support multiple minor construction projects simultaneously within thenUCLA Health owned real estate portfolio and leased properties throughout thenLos Angeles area.

Other responsibilitiesninclude: Assist with analytics to assess scope of work, evaluate currentnconditions, and prioritize improvements of various UCLA Health facilities;nServe as additional point of contact for UCLA Campus Real Estate to addressntenant related issues to successful resolution; Act as additional departmentnleasing liaison to UCLA Campus Real Estate by monitoring existing and/or newnlease negotiations and documentation functions for UCLA Health leasednproperties; Work with UCLA Campus Real Estate to help coordinate Universityncompliance requirements; Review comparable rates; Review letters of intent,nproposals, occupancy agreements, and lease documents; Coordinate documentnreview with the University of California Office of the President, asnneeded. In addition, the AssistantnProperty Manager will interface with landlords regarding lease enforcementnissues, respond to property management issues, and coordinate propertynmanagement assessments and repairs. ThenAssistant Property Manager will also assist with special projects, such asnacquisitions, dispositions, financial analyses and demographics studies.Qualifications

Bachelor s degree preferred
3-5 years experience in commercial real estate property management, healthcare experience preferred
Knowledge and understanding of basic real estate law concerning commercial leases
Ability to read and understand legal and technical documents, leases, CAD files, construction floor plans, documentation, construction meetings, change orders, add services and budgets
Working knowledge of construction trade practices and processes to manage planning, construction, transition planning and renovation from lease execution to rent commencement date, and on-going maintenance is required
Demonstrated ability in negotiating the terms and language of commercial leases (medical, office, retail and/or industrial) with a collaborative approach to ensure engagement from all levels of the organization
Demonstrated effective interpersonal and communication skills, both written and verbal
Demonstrated analytical and decision-making skills
Demonstrated ability to resolve disputes
Demonstrated skill in mathematical computations
Demonstrated skill in working independently and following through on assignments with minimal direction and supervision
Demonstrated attention to detail and ability to accurately document and maintain lease files and abstracts
Knowledge and understanding of sound business practices and procedures
Working knowledge of Microsoft Word, Outlook, Excel, PowerPoint, Access and other spreadsheet and word processing software
Skill in analyzing information, problems, situations, practices or procedures to define the objective
Ability to build and participate effectively with a team and collaborate with co-workers or others within a demanding environment with frequent interruptions
Ability to organize, facilitate, and expedite the work of others
Judgment and abilitynto prioritize work under time constraints in an environment where prioritiesnoften change, to meet diverse client needs, level of quality, completeness,nclarity and accuracy
