Damage Assessor will conduct damage assessments on homes affected by recent floods/hurricanes in the state of South Carolina. The Damage Assessor is primarily responsible for conducting an on-site damage assessment of properties that were affected by catastrophic disaster and flooding. Utilizing mobile applications (Xactimate), the Damage Assessor will capture and document the dwelling’s footprint and floor plans along with a detailed and descriptive photo damage report that represents storm related damages. The assessor will evaluate and document flood damage, incorporate Decent, Safe and Sanitary (DSS) housing conditions, as well as any Health and Safety related issues according to HUD’s Housing Quality Standards (HQS). The Damage Assessor will maintain a complete understanding of all applicable Program policies, requirements, and evaluating protocols.
Responsibilities Include:
Conduct exterior and interior assessment of the home
Record all required measurements for the dwellings footprint and floorplans
Document the Dwelling footprint in mobile application
Develop basic floor plans of each level of the home in mobile application
Capture photo documentation of each elevation of the dwelling
Provide photo documentation for each repair or replacement item contained in the Scope of Work (ECR)
Verify quantity of each potential item to be repaired or replaced in the Scope of Work (ECR)
Develop a photo damage report that includes a detailed description of all areas of damage as well as a photo(s) of each room in the home
Upload all Damage Assessment deliverables via mobile application (if applicable)
Versed in HUD’s (HQS) and (DSS) as well as all applicable Program Guidelines
Qualifications Required Knowledge, Skills and Abilities
Minimum 5 years construction background and/or home inspection experience.
Proficient in the use of Xactimate software with ability to acquire Xactimate Level II Certification.
Prior knowledge of Hazard Mitigation Reports (LBP/ACM) is a plus.
Excellent interpersonal skills.
Moderate computer skills and ability.
Current valid driver’s license. Must be available to drive during all working hours.
Be proficient in using modern equipment including cell phones, tablets, scanners, printers, computers, GPS or other hand-held devices.
Prepare and present ideas in a clear and concise manner, both orally and in written form.
Establish, maintain and promote effective working relationships with departmental employees, co-workers, contractors and homeowners.
Ability to work productively in a variety of working conditions and environments.
Must have the ability to maintain, organize and upload data files using shared folders.
Must have the ability to walk 3-5 miles per day, bend and stoop, climb stairs, carry a 2 lbs. tablet and make observations in all levels of lighting.
