Job Description:

Global Real Estate's (GRE) Americas South Region expands over 9 million square feet across the southern United States and Latin America, covering approximately 120 properties - including 6 of the 21 globally designated Strategic Hubs - and housing over 53K seats. Americas South annual expense base is over $285MM, and its capital budget is over $500M.

The overall objective of the role (GRE Regional Property Management Head) is to enhance the value of the property portfolio through effective asset and property management practices. Individual will work closely with our 3rd party property managing agents / vendors ensuring that all properties are maintained and operated in accordance with corporate and industry standards and best practices in a safe/secure, cost effective and environmentally responsible manner.

RESPONSIBILITIES


  • Participate in the process for developing the overall portfolio strategy for the region.
  • Participate in the development of a strategy for each asset in the portfolio, and ensure annual plans for each property are consistent with GRE's long term strategy.
  • Participate in development of the budget for each property and for the overall portfolio, and monitor financial results.
  • Work with the regional real estate manager to assist in achieving the required annual operating expense savings amount.
  • Assist the regional real estate manager in validating the KPIs and CPIs of the 3rd party providers for the region.
  • Demonstrate an understanding of issues and operating trends in asset and property management.
  • Work with other JPMC functions to assure smooth vertical integration and operations within the region.
  • Work with portfolio management and transactions teams on new projects and assist with new deals. Review and approve service and consulting contracts, and construction drawings.
  • Ensure competitive pricing on all contracts and assist JPMC Sourcing and/or 3rd party provider Sourcing in establishing pricing policies and appropriate documentation throughout the portfolio.
  • Assist in preparation of tenant lease proposals and amendments when needed.
  • Understand the terms and conditions of leases and ensure Property Management staff is providing required services.
  • Work with REPAC and JPMC Resiliency on any incidents, and ensure root cause analysis and post event reviews are completed. Participate in desktop exercises and mock drills.
  • Work with fire/life/safety security teams on implementing safety standards and training programs for all assets. Ensure appropriate security policies are in place for each property so that the safety of all occupants is a major priority; direct others in response to emergency situations.
  • Work closely with the sustainability/energy team and 3rd party providers on LEED certification and or other sustainability related initiatives for properties.
  • Work closely with the regional team on the overall portfolio strategy as it relates to financial performance.
  • Participate in meetings with Risk Management on developing sound plans to mitigate risk throughout the portfolio
  • Work with Design and Construction teams on pre-workups of building design, finishes, mechanics and other property management operations related issues, and attend project meetings as needed
  • Work with the Operations teams in each market to ensure implementation of preventative and predictive maintenance programs for all of the asset's mechanical equipment.
  • Communicate with the regional real estate manager on a regular basis relative to important portfolio and asset issues.
  • Work closely with JPMC Finance on the financial information from the 3rd party providers to ensure accuracy and tie back to overall GRE budget.
  • Manage the approved capital plan and operate within the budget.
  • Work with GRE Controls and Monitoring on RCSA (Risk Control Self-Assessment), red events, and any compliance matters. Ensure NEIM, CWOC and KYC processes are followed. Direct responsibility for vendors in NEIM.
  • Direct regional property staff and/or work with 3rd party providers in developing, implementing and adhering to all programs, policies and SOPs.
  • Manage effectively in a matrix organization structure.
  • Maintain frequent contact with LOBs (Lines of Business) in all properties to promote goodwill and to detect potential problems.
  • Participate in location strategy planning meetings for the hub cities, assist in the evaluation of the hubs to lower the run rate and support location strategy objectives, such as the consolidation of sites.

QUALIFICATIONS:

  • BA/BS degree or equivalent experience.
  • Preferable experience in a financial institution or large corporate environment.
  • Knowledge of the budgetary process as it relates to operating and capital expenditure budgets.
  • Ability to interact with wide array of internal customers and with senior management.
  • Excellent communication skills (verbal and written).
  • Ability to creatively solve tactical issues.
  • Ability to work against short timelines in a fast paced environment.
  • Strong time management skills with ability to manage multiple projects and deliverables.
  • Ability to travel regionally to all buildings in order to effectively communicate vision, mission and objective.
