Job Description:

Operations, Maintenance and Repair - OM&R


  • This position performs general maintenance and repairs on all facets of lab equipment.

  • Possess hands on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems (including chillers, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical and pneumatic systems) using industry standard tools and in accordance with all codes, laws, and regulations

  • Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.

  • This includes ultra-low temperature laboratory freezers, walk-in cold rooms, autoclaves, centrifuges, mechanical, plumbing and electrical systems. In-house and off-site training will be provided on the ultra-low temperature freezers.

  • Assist the operations team in the maintenance and repair of building and equipment and/or as directed.

  • General interior maintenance - hang pictures, install keyboard trays, repair office furniture systems, repair doors, moves office furniture / machinery / equipment, and other task as assigned.

  • Must be able to read and understand schematics.

  • Any and all other duties and tasks assigned.

Safety


  • Comprehensive knowledge of Safe Work practices especially regarding energized work, PPE, working at heights, and confined spaces.

  • Ability to recognize, assess and mitigate or eliminate risk. Including completing Hazard Assessments as necessary.

  • Comply with all safety procedures, maintaining good housekeeping and safety of all work areas.

  • Maintain compliance to state and county codes and / or laws.

  • Complies with all policies for safe storage, usage, and disposal of hazardous material.

Administrative


  • Communicates with client, management, colleagues, and operations team regarding issues / project completion timelines / workload priorities.

  • Utilize CMMS systems for all work performed and management of work orders.

  • Attend work and safety meetings as required.

Customer Service

  • Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.

Education/training


  • High School Diploma.

  • Vocation degree program, apprenticeship or comparable work experience.

Years of relevant experience

  • 7 Years HVAC.

Skills and knowledge

  • Applicable HVAC codes, laws and regulations.

Other abilities


  • Ability to effectively use computers and computer programs (including use of Microsoft Office).

  • Skill in use of the internet to navigate to and use web-based applications.

  • Customer service experience.

  • Possess excellent communications skills, both written and verbal.

  • Ability to create, modify and edit processes, procedures and reports.

Certifications/Licenses


  • EPA Universal Certification.

  • R410a Certification.

Physical work requirements and work conditions


  • Work in this position will be Campus based.

  • Ability to lift 50 pounds.

  • Frequent climbing ladders, bending, lifting, kneeling, stooping, and working / extending overhead.

  • Ability to work exposed to heat, sunlight, rain, cold, daylight and nighttime hours as required.

  • Working in adverse conditions (cold and hot conditions).
