Responsible for supporting real estate transactions by performing title examination and the establishing chain of title on complex to highly complex title orders and interpreting documents with limited oversight and within Stewart guidelines. Utilizes working knowledge and subject matter expertise of title documents and recording requirements at the various counties nationwide. Demonstrates intermediate technical aptitude and knowledge of respective title plant software in research, analysis and evaluation of pertinent record documents for determination of ownership. Accountable for meeting or exceeding higher production requirements, deadlines and SLAs with accuracy and professionalism. Resolves issues that may impact recording, funding and/or issuance of title policies.
â–ª Compiles, investigates and interprets complex tax records to determine tax liabilities â–ª Researches, investigates, and creates complex title files; documents all research and prepares endorsements and supplemental documents
â–ª Determines the condition of the title and insurability of the property
â–ª Prepares accurate and comprehensive title commitments in accordance with company examining and policy procedures
â–ª Reviews real estate records to provide escalated support in determining the historical ownership of properties
â–ª Writes complex to highly complex title products based on the interpretation and application of procedural guidelines
â–ª Answers non-basic questions and inquiries regarding processes, procedures and transactions
â–ª Provides explanation regarding chain of title, exceptions and requirements to management and customers
â–ª Examines complex title orders within company guidelines to determine the conditions of the title and insurability by considering the effect of documents such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates and other matters of record
â–ª Provides accurate and professional title commitments, assesses risk and liabilities in accordance with policy provisions and provides title opinions based on the facts and documentation
â–ª Reviews surveys prepared on properties as needed
â–ª Researches and interprets district court proceedings, probate cases, bankruptcy filings, plats and surveys
â–ª May follow up with external clients when needed
â–ª Provides underwriting interpretation within established guidelines
â–ª Works with underwriting to review claims and losses filed
â–ª Determines whether land-related documents can be registered under relevant legislation such as the Land Titles Act
â–ª Assesses escalated risks and liabilities that may jeopardize the company and escalates issues to management and/or underwriter as appropriate
â–ª Delivers high quality of work to ensure clients have confidence in Stewart and that Stewart is not exposed to undue risk
â–ª Performs other duties as assigned by management
