Position Summary

The Johnson Controls Building Automation System Specialist (O & M Specialist IV P3) will be a permanent onsite representative accountable for the performance of the building systems and Contract Deliverables of those systems. This individual ensures Customer Satisfaction and systems performance across a broad spectrum of services. In addition, the O & M Specialist will need to respond to customer service requests, monitor, and troubleshoot technical systems that include BAS, Fire, and security systems, while meeting the required metrics.

PROJECT: Howard County Circuit Courthouse ($150M construction project, 240,000 sq. ft.).  JCI is Lead Operations & Management Firm with 30+ year contract secured, and substantial completion is 7/2021.

What you will do


  •  Responsible for the oversight of the building systems, mechanical operations, programming, monitoring, alarm response, and/or other contracted activities. Communicate with Business Manager and O&M team on all issues concerning execution of the contract.

  • How you will do it

  • Responsible for programming, monitoring and providing technical support for alarm responses and mechanical systems related to HVAC, mechanical, A/V, fire, security systems, etc.

  • Supervise and coordinate work performed by subcontracted services.

  • Communicates with customer upon arrival and before leaving the work site.  Ensures high levels of customer satisfaction. Meets regularly with customer to become familiar with operational problems.  Keeps customer informed on outstanding issues and recommends system enhancements, upgrades, and or repairs.

  • Assists in developing energy reduction strategies and developing best practices.

  • Maintains and updates all assigned systems.

  • Supports employee training and development plan.

  • Develops and distributes scheduled reports to Ops Managers and Customer Business Managers.

  • Will be required to respond to emergencies outside of normal business hours.

  • Ensures compliance to all city, state, and federal license and certification requirements. Maintains and submits all records and documents to proper authorities.

  • Reviews all work and assures performance in accordance with established safety procedures.

  • Continuously optimizes the low-voltage systems for improved operation. Completes a range of recurring preventive maintenance tasks and systems checks to ensure the systems operate optimally.

  • Complies with all company policies and procedures and adheres to company standards.

  • Assists the site staff with validating that repairs and maintenance carried out on the systems meets organizational standards. The specialist assists with re-commissioning and functionality testing after repair work is completed.

  • Conducts extensive self-study (reading, research and practice) to improve and maintain technical proficiency in JCI’s product lines. Completes certifications as required by the company.

  • Technical degree or equivalent field experience.

  • Five or more years experience in operations and maintenance.

  • Able to program and operate Building Automation Systems.

  • Basic knowledge of HVAC systems and their operation.

  • Able to manage and train entry-level personnel.

  • Able to deal with customers and others at all levels. 

  • Must be a team player, committed to working in a quality environment.
