Prologis is seeking a Project Manager, Construction & Development in the Seattle/Portland markets. The ideal candidate is professional, innovation-minded, works well in teams, and has local track record of successfully delivering high-quality projects on-time, within budget and to satisfied customers. This position will manage the jurisdictional approvals & permitting, design and construction of industrial / warehouse facilities (both speculative and build-to-suit) and tenant improvements.

Here's how to do that:

CRITICAL RESPONSIBILITIES
  • Lead multiple development team(s) consisting of internal corporate departments, external consultants, general contractors to successfully deliver regional capital deployment goals and objectives.
  • Proactively lead and coordinate external jurisdictional entitlements and permits to meet project schedules.

GENERAL RESPONSIBILITIES
  • Coordinate, monitor and drive every facet of the development process in projects that are assigned, including:
    • Partner with the Prologis Investment Officer(s) in evaluating land and building acquisitions and dispositions. Support Proforma creation, internal project financial approvals, financial reporting and overall financial performance.
    • Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction.
  • Develop, tender and manage a variety of sizes of projects ranging from $100,000 to $50,000,000+ in development cost.
    • Assess and manage design professionals and consultants to project deliverables, budgets and schedules.
    • Create, maintain and report development project schedules, budgets and overall execution plans.
    • Lead project jurisdictional approval processes from acquisition, project permitting and project close out.
    • Provide and coordinate conceptual and pre-construction estimating for all aspects of development, as well as Contract Administration during construction and close out.
    • Oversee on-site inspections of progress, safety & quality in coordination with internal and external consultants.
    • Lead role in project closeout with jurisdictions, contractors, consultants, risk management and property managers.
    • Effectively communicate critical information regarding project status to Market Officers and Supervisor, lead resolution of project issues to internal resolution.
  • Respond to build-to-suit or leasing RFP's by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company's expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
  • Exceed our internal and external customer's expectations on all projects.
  • Monitor trends in the local construction market including pricing of materials and labor.
  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis' developments without compromising functionality or life cycle costs.

  • Bachelor's degree preferred in Construction Management, Architecture, or Engineering (Civil or Structural is a bonus)
  • Minimum of 10 years' experience in a similar role working in the field of Engineering, Architecture, or Construction Management, Development or related industry.
  • Experience in development (local industrial is a bonus), jurisdictional entitlement and permitting processes contract administration, basic financial principals and construction management.
  • Project management experience with a general contractor, owner's representative or consulting firm. Experience on BIM projects is desirable but not required.
  • Self-motivated and ability to multi-task, prioritize and resolve complex issues with minimal direction
  • Proven ability to lead, manage internal and external project teams, customers and stakeholders.
  • Computer proficiency: MS Office (moderate Excel skills), MS Project, Google Earth, ACAD viewer, Bluebeam. Computer software knowledge in Navisworks, REVIT, Peoplesoft, Smartsheet is a bonus, but not required.
  • Excellent written, and verbal communication skills
  • Ability travel up to 10% of the time.

Target base compensation range of: $135,000 - $155,000 plus bonus target to be discussed during initial phone interview.
