Minimal Qualifications:

* Bachelor's Degree and 4 years of building maintenance related experience. OR

* Associates Degree with at least one year of specialized or technical training in building trades including mechanical, electrical, plumbing, carpentry, or maintenance; and 6 years grounds or maintenance related experience.

* Minimum Qualification can be substituted with an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

* Valid Driver's License required



Preferred qualifications:

* Prior experience in a multi-campus college or university

* Prior experience in the operation of mechanical systems in buildings

* Prior experience in custodial and/or grounds operations

* Prior experience in utilities and energy reduction programs

* Experience in project management of construction projects and building renovations

* Experience in developing and maintaining preventive maintenance programs

* Experience working with Microsoft Office Suite

* Experience with legal compliance policies and procedures related to facilities

* Ability to read and interpret construction drawings and specifications

* Prior experience overseeing/supervising multiple trades within a facility services department

* Additional certifications (i.e. Certified Facilities Manager (FFM), Certified Educational Facilities Professional (CEFP), Educational Facilities Professional (EFP), Certified Energy Manager (CEM)



Work Hours

Normally scheduled Monday through Friday; however, may be required to work other shifts to include evenings and/or weekends. Schedule subject to change based upon department needs.

Class Summary

This position is a manager within the Facility Maintenance series. Incumbents are responsible for custodial, ground, and maintenance activities for assigned site or institute geographically separated from its assigned campus. Major duties and responsibilities include: leading work of assigned staff; coordinating and overseeing contractor service and maintenance activities; overseeing all maintenance and construction activities at an assigned site or institute; determining schedules and priorities; managing assigned budget; determining maintenance, repair and construction needs; ordering and maintaining supplies, parts, and equipment; ensuring compliance with guidelines related to energy consumption and safety procedures.



Typical Essential Duties

* Leads staff to include: consulting with and advocating to the campus superintendent for required staffing on a weekly basis; prioritizing and assigning work; preparing work schedules;

* Oversees maintenance and construction activities at an assigned site or institute; work may involve scheduling in-house or contract preventative or emergent maintenance and repairs, preparing plans, and ensuring that staff follow applicable policies and procedures.

* Organizes, schedules, and ensures completion of assigned projects with other members of the site, institute, and campus

* Researches, obtains and reviews quotes for external contractors, and approves scheduling to ensure project efficiency and a high quality teaching and learning environment.

* Manages an assigned budget, to include monitoring expenditures, assessing maintenance/construction needs, and preparing budget estimates.

* Responds to work requests, and determines and prioritizes maintenance, repair, and construction needs; ensures compliance with guidelines related to energy consumption and safety procedures.

* Ensures completion of facility and event setup and teardown requests. Coordinates with campus and site leadership as needed to complete.

* Responsible for snow and ice control planning and execution for assigned site or institute

* Orders supplies, parts, and equipment, and ensures that equipment and vehicles are maintained and used in accordance with applicable policies and procedures.

* Estimates, updates, and maintains inventory records and project materials necessary for project completion.

* Maintains projects database and update as necessary to ensure accurate information is reflected timely.

* Works with Campus administration including the President, Vice President, Deans, and Director of Campus Operations to ensure that critical site or institute Facilities related needs are prioritized and met.

* Collaborates with Campus Superintendent and MCC's Chief Facilities Officer, Director of Facilities Operations, Project Managers, and other district Facilities Staff to plan and direct the current and future facility operations and projects.

* Acts as the assistant Campus Superintendent as requested by the Campus Superintendent. Can act as Superintendent in the absence of the Campus Superintendent.

* Performs other duties of a similar nature or level.

Physical Requirements

The work requires exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force to move objects. Additionally, the following physical abilities are required:


* Grasping - applying pressure to object with fingers, palm.

* Hearing - perceiving sounds at normal speaking levels, receive information.

* Fingering - picking, pinching, typing, working with fingers rather than hand.

* Reaching - extending hands or arms in any direction.

* Standing - for sustained periods of time.

* Talking - expressing ideas by spoken word.

* Walking - on foot to accomplish tasks, long distances, or site to site.

* Balancing - maintaining body equilibrium to prevent falling while walking, standing or crouching on narrow, slippery, or erratically moving surfaces. The amount of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium.

* Climbing - ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized.

* Stooping - bending body downward and forward by bending spine at the waist. Occurs to a considerable degree and requires full motion of the lower extremities and back muscles.


Incumbents may be exposed to hazardous physical conditions, such as, mechanical parts, electrical currents, and vibrations; atmospheric conditions, such as fumes, odors, gases, and poor ventilation; hazardous materials, such as chemicals, blood, and other bodily fluids; extreme temperatures; inadequate lighting; work space-related movement restrictions; and intense noise.
