SUMMARY


The Construction Manager will work alongside the VP of Construction in the assisting, monitoring and tracking the various development and construction teams of Welltower’s senior living partners.  The Construction Manager will assist in the development and construction review of senior living communities during all phases of the development and construction process.   This will include construction document review, planning, budgeting, scheduling, and on-site inspections. We prefer to have this role based out of our NY office but also open to candidates in the Toledo, OH or Dallas, TX markets.


KEY RESPONSIBILITIES



  • Monitor and ensure execution of multiple senior housing projects nationwide.

  • Manage relationships with owners and owner's representatives, as well as architects, designers, property managers, consultants, and subcontractors across Senior Housing platform.

  • Track Development KPIs including scheduling, direct costs, budget maintenance, etc.

  • Financial management of all phases of projects (estimating, bidding, cost tracking to closeout).

  • Report on backlog status including schedule, budgetary and cost items.

  • Manage and lead meetings with clients, consultants, and subcontractors.

  • Monitor the performance of the project and ensure the highest industry standards are met by all subcontracted trades.

  • Drive quality assurance, purchasing initiatives and other imperatives to ensure best in class construction practices

  • Prepare and maintain project schedules and coordinate scope of work for all trades.

  • Accountable for owner contracts, subcontracts, PO's, associated changes orders, etc.

  • Coordinate and document weekly project site meetings.

  • Manage all submissions and inspections required by governing agencies.

  • Mentor, coach, and train early-career team members.

TRAVEL


Up to 50% out-of-area and overnight travel expected.


MINIMUM REQUIREMENTS



  • BS degree in construction management, architecture, engineering, or related field

  • 6+ years of proven working experience in multi-family construction management, preferably Senior Housing

  • Advanced knowledge of construction management processes, means and methods

  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards

  • Familiarity with construction management software packages

  • Ability to plan and see the “big picture”

  • Competent in conflict and crisis management

  • Leadership and human resources management skills

  • Strong organizational skills - excel and other software tracking

  • Skill set must include both doing and delegating as required to achieve objectives

  • Self-starter and ability to collaborate with Development Team, internal stakeholders, and external constituents
