The Senior Financal Analyst – DD&C (Design, Development and Construction) will work with the various DD&C project team members to review feasibilities and proformas of mixed-use, retail and airport real estate developments. Such analysis will include calculation of a project yield, profit, IRR and valuation of the development and completed center.
The Senior Financial Analyst will also be responsible for ensuring cost reports and forecasted costs to complete (both direct and indirect costs) are reported accurately and on a timely basis.
Responsibilities for the role:
Work closely with Development, Leasing and Operating Management groups to assist in preparing quarterly forecasts and annual budgets for development projects in predevelopment and active statuses
Continuous monitoring and reviewing of leasing income assumptions
Provide support during budgeting process and reforecasting of costs and income
Provide support for accounting transactions such as preparing reclass requests and invoice coding
Understand, build and update, as necessary, all analysis related to the feasibility of projects portfolio, including yield, IRR, DCF, appraisals and value creation
Build project proforma for our joint venture
Provide information on future development projects CAPEX cash flow forecasts and revenue projections
Support the team in preparing and developing various monthly reports
Assist with preparation of budgets and forecasts. Track variances as needed
Help identify drivers for variances and develop strategic frameworks required to think, improve and reinvent our business
Assist with ad-hoc analyses and participate in special projects as requested
Provide guidance to Financial Analyst
What we are looking for
3 to 5 years of accounting and financial analysis experience (Retail or Commercial Real Estate preferred)
Business or Financial degree or equivalent experience with an accounting acumen.
Public accounting and/or real estate experience a plus
Strong organizational skills and the ability to apply analytical skills with attention to detail.
Ability to meet multiple reporting deadlines in a fast paced and project-oriented environment
Proficiency in computerized business applications and accounting systems; especially Excel.
Prior experience with finance system such as TM1 or Enterprise One (E1) a plus
Capable of thriving in a team-orientated environment and can work independently with minimal supervision as required; Self-starter mentality
Strong written and verbal communication skills.
