Job Summary:

Prepares and submits loan closing packages, including government and bond loans, ensuring compliance with appropriate regulations, insurance and guarantee functions, as applicable. Disburses loan funds. Reviews all loan documents for completeness and accuracy. Ensures appropriate liquidity is available to complete the loan transaction.

Job Duties and Responsibilities:

Prepares loan closing packages including aggregate escrow figures and truth in lending statements. Collaborates with closing agents to complete the TRID (TILA-RESPA Integrated Disclosure) closing disclosure. Confirms the pre-closing disclosure was delivered to required parties, and final closing disclosure is delivered to the closing table.

Reviews settlement statements, tax and insurance information, and underwriting conditions. Calculates funding amounts to include adjustments for net funding of lender fees and escrows, orders net funds from Accounting for delivery to the closing agents office, confirms each loan has closed, and notifies Accounting for posting to General Lender.

Maintains communication with operations staff and third party vendors to ensure timely delivery of loan documents. Confirms accuracy of loan information on closing documents and verifies all underwriting conditions were satisfied prior to closing.

Works with loan originators, processors and underwriters to manage expected service levels related to closing disclosures, clearing loan specific conditions, and communication related to various processes and procedures.

Performs pre-closing audit to ensure the loan conforms to all investor, state and federal guidelines, prior to closing. Meets department goals on timely release of closing instructions. Ensures all required closing data is entered into the system accurately. Reviews and approves closing disclosure for accuracy.

May adapt procedures, processes and techniques to meet the requirements of the function.

Each team member is expected to be aware of risk within their functional area. This includes observing all policies, procedures, laws, regulations and risk limits specific to their role. Additionally, they should raise and report known or suspected violations to the appropriate Company authority in a timely fashion.

Performs other related duties as required.

Minimum Education: High School Diploma or equivalent.
Minimum Experience: One year of mortgage operations experience including loan closing.
Required Knowledge, Skills, & Abilities:

Knowledge of various loan types including conventional, FHA and VA loans.

Knowledge of agency mortgage industry guidelines including Fannie Mae and Freddie Mac.

Knowledge of TRID closing disclosure (TILA-RESPA Integrated Disclosure) requirements.

Knowledge of new regulations related to the Mortgage industry.

Strong attention to detail

Good verbal and written communication skills

Proficiency in utilizing Microsoft Office software products and job-specific software applications

Preferred Knowledge, Skills, & Abilities:

Associate's Degree or equivalent technical training is preferred.
