Overview

The RMR Group is a vertically integrated real estate company, managing and operating over $32 billion of commercial real estate investments across the continent. This position is part of Tremont Realty Capital, The RMR Group's commercial real estate lending platform. As a part of this collaborative and high-performing team, this candidate will have the opportunity to work directly with origination and underwriting teams to provide support in analyzing and closing commercial mortgage loans ranging in size from $15 to $60 million secured by middle market commercial real estate assets in primary and secondary markets across United States.

Responsibilities

    Loan Financial Modeling:

    • Perform comprehensive financial analysis of property financial information including rent rolls, historical, and proforma projections related to value-add business plans.

    • Critically review market leasing and proforma property operating assumptions in order to generate an "as-is" and "as-stabilized" NOI and property valuation analysis.

    • Utilize excel and ARGUS to efficiently to generate sensitivity analysis such as breakeven and downside underwriting scenarios


  • Work closely with origination team to screen potential loan opportunities and identify potential risks and underwriting challenges.

  • Perform in-depth market analysis consisting of comparable sale and lease data, space absorption, occupancy and new development pipeline statistics.

  • Assist underwriting team with the preparation of formal investment committee memoranda, term sheets, loan applications and asset summary reports.

  • Assist asset management team with quarterly valuation, reporting and financing of existing or new loan investments.

  • Capital Markets - Work with internal capital markets team members to develop financing request memoranda to solicit property level financing of typically $100+ million on behalf of the various RMR managed companies.

  • Teamwork Approach:

    • A detailed list of the position responsibilities has been developed so that expectations are clearly communicated. However, it is rarely possible to provide a list that will capture all possible projects and assignments.

    • Team members are expected to assist with additional assignments that may be requested by direct supervisors and to take initiative in aiding other members of the team.



Qualifications


  • Bachelor's degree, minimum 3.0 GPA.

  • Minimum of 2-5 years of analytical experience in commercial real estate finance

  • Strong written and verbal presentation skills.

  • A general understanding of all commercial real estate asset classes.

  • Strong analytical, mathematical and financial modeling skills.

  • Advanced Microsoft Excel and Argus skills and the ability to create, modify and analyze financial spreadsheets and calculate investment returns.

  • Ideal candidates will also be detail oriented and persistent in pursuit of information required to evaluate loan requests.

  • Strong ability to multitask and handle several different assignments at one time.

  • Experience in bank lending, CMBS underwriting or commercial mortgage brokerage/investment banking preferred.

  • Experience or familiarity with third party data or service providers like CoStar, Trepp, Yardi, etc.
